Description

Remove existing roof, dispose all old material. Inspect for rotten decking/frame. Remove all metal fasteners and clean roof surface. Dumpsters provided by contractor. Install 2X4 furring strips and new plywood decking throughout entire roof secured with screws. Install Summit 60 Synthetic Underlayment-waterproof-plastic cap fasteners. Install standing seam roof panels, 26 gauge minimum. Recommend custom trim pieces for all rakes, drip edges and valleys. Custom flashing should be used for chimneys. Exposed fasteners limited to pop rivets - used sparingly. Bare edges to be turned under with a hand brake. All trim attached by folding of the material over cleats eliminating any opening. Any caulking used shall be the sole defense against water. Do not use silicone-based caulking. All trim will be cut into brick and sealed with butyl tape. Replace all chimney caps and repoint mortar joints. Contractor will notify designated person if repairs to decorative trim are required while scaffolding is still in place. No touch up paint will be used any place visible to the street. If touch up is needed, apply by brush no wider than an 1/8 of an inch. Hidden gutters will be repaired and lined with a membrane. If such gutters and down spouts have been covered in previous repairs they will be uncovered and made fully functional. Repair masonry with qualified mason for damaged areas provided by contractor. Clean all debris from property. Contractor to provide boom truck and crane for removal and installation.
