Description | As of December 27 2022, the project is currently on-hold as per source. Information regarding the general contractor selection and a firm construction timeline is not available at this time. *Previous solicitation included for reference purposes_______________ We invite you to submit pricing proposals based on the 100% Schematic Design Drawings and Specifications provided. The project is 6 stories above grade and consists of Type IV-C sprinklered wood construction. The program includes 100 apartments (1-bedroom, 2-bedroom, and 3-bedroom flats), amenity spaces, 15,000 sf of retail and restaurant space, including a market stall space, and surface parking. The amenity spaces include a community room, laundry, lounges, mail room, indoor bicycle storage, and at-grade outdoor amenity space in a courtyard and on the east side of the site. The residential units, corridors and service modules, and other items will be pre-fabricated off-site at a factory. Summary of Work and Estimating Notes Please note that fabrication of residential modules will not be part of this contract. Supply and erection of mass timber will also not be part of this contract. Construction of modular elements is expected to begin in Summer, 2021 On-site construction of building elements is expected to begin in Fall, 2021. Estimates should assume that staging areas, including modular storage and staging for setting, will be provided by the general contractor in close proximity to the project site in Tukwila. Estimates should assume that neighborhood utility connections will be installed by the general contractor for temp power and water, required for use during construction. Estimate should provide pricing for specified Alternates as well as value engineering suggestions. |
