Description

Construction Services for installation of a fire protection system in the Stadium Village Apartment complex, located on the east bank of the Twin Cities campus. Stadium Village Apartment (SVA) complex located on the corner of SE Huron Blvd and Essex St SE. There are five (5) buildings which make up the SVA complex which includes 415 Erie, 419 Erie, 425 Erie and 1015 Essex (2 buildings connected). As part of ensuring the safety of the occupants we requesting a project team, under a lump sum bid contract, to design, permit and install a code minimum fire suppression (sprinkler) system, in addition to upgrading/ integrating/ adding to any existing fire alarm system to meet code minimum compliance. Due to the complexity of the building being occupied during the installation of the fire protection/ alarm system, we are requesting that a General Contractor be the lead Respondent. Provide design/ build services for a new fire protection (sprinkler) system and upgrade of existing fire alarm system which includes the development of building drawings and an associated building code analysis (required for permitting). Select apartment floor plans provided, contractor responsible for site verification for drawing development. Provide the engineering, material, and labor necessary to install a new wet fire protection system for all floors/ spaces of the five (5) buildings. The system is to be designed as an exposed system (tight to the ceiling) to minimize interruption to the existing building finishes. Respondent is required to confirm if a dedicated fire water line from the city main is required along with confirming if there is adequate water pressure to support the new fire protection system. Respondent will be required to determine if the five (5) buildings are to be stand alone or combined or partially combined (such as 1015 Essex). Respondent to review the existing fire alarm system and revise/ replace as necessary to connect the fire protection system. Respondent is responsible for ensuring/ upgrading the required fire/ smoke/ CO2 detectors along with upgrading existing devices to ensure we have a fully functioning/ code compliant/ permitted design and installation for the entire complex/ buildings/ rooms. The Fire Alarm System are monitored by a 3rd Party Group (Cooperative Response Center) which is managed through by the University. Fire Panels are EST FX-5RD (all panels have open zones for sprinkler flows & tampers to connect to them). Smoke Detectors are EST 521NC. Napco Starklink Cellular Communicators. Provide final testing of the system for permit signoff with the University of Minnesota Building Code Department (BCD). Develop construction logistics plans that will be reviewed with the on-site building manager and Capital Project Management (CPM) to manage the safety tenants and mitigate construction impacts to the occupied buildings. Develop site access procedures, hours of operation, staging considerations, etc… The Basic Services for the Project will include: a combined Schematic Design/ Design Development Phase to confirm scope with CPM and BCD, Construction Document Phase for BCD permitting, and Construction Phase - Administration of Construction Contract.
