Description | The scope of work includes: selective demolition, foundation reconstruction + waterproofing, exterior excavation with subgrade drainage and exterior improvements (front porch, roofing, siding, gutters, downspout, windows and door replacements). The interior improvements consist of the following: kitchen renovation, multiple bathroom renovation(s), replacement of interior doors and frames and interior finishes (Hardwood floor refinishing, new LVT flooring, trim, drywall and painting). HVAC, electrical and plumbing upgrades are also included The existing garage is to remain in place, and portions of the supporting foundation are to be replaced, along with a new concrete floor slab. Exterior envelope to receive new: roofing, gutters, downspouts, siding, doors/windows (to match main house) and overhead garage door. Common wall between Garage and House to be 1hour Fire Rated construction. Remove existing drywall on all walls and ceilings along with batt insulation Exterior walls and ceiling to receive 5/8" gypsum wall board and fiberglass batt insulated to completely fill wall/ ceiling cavity. ADD Alternate 02 Exterior Deck: Construct a new 12' x 12' exterior deck with 4'x4' landing, stair and railings. All structural framing to be pressure treated lumber. Finish decking, railings, trim, fascia and exposed finish surfaces to be composite type, Include all fasteners. Railings to be installed per code. Base Bid: GC to construct 4'x4' landing, 12" sono-tube foundation, 4x4 post, stringers/treads/risers and railings. All material to be Pressure treated lumber. ADD Alternate 03 Second Floor: Reconstruct the 2nd floor, including Bedroom 03, Bedroom 04, Closets, Bathroom and Hallway Refer to the bid package for various requirements including: insurance, Section 3, M/WBE and EEC requirements, etc. The Broome County Land Bank reserves the right to reject any and all bids and to award contracts in the best interests of the Broome County Land Bank.
