Description | This existing maintenance/storage building at the main campus of Columbus State Community College is 2,556 square feet, single story, slab-on-grade, with load bearing concrete masonry block walls and metal roof bar joist. The building is proposed for alteration, repair and change of use/occupancy. The building is not sprinkled and does not have a fire alarm system. All interior walls will be demolished, all plumbing fixtures, mechanical and electrical equipment will be demolished. Refer to demolition drawings and specifications for additional information. Only two gas-fired unit heaters will be reused. New construction will include a new restroom, check-in area for shoppers, display area for food products and back-of-house area for staff and deliveries. The bid includes a new roofing membrane, patching, cleaning and sealing of concrete slab, paintings of all new and existing walls new doors and windows. A new accessible entry will be provided to a new entrance door. All exhaust fans will be removed and replaced with new fans in appropriate locations. A ductless split system air conditioning unit will be installed to condition the electrical room. High-Volume, Low-Speed fans will be installed to circulate air. Existing gas-fired unit heaters will remain in use. Additional ductless split systems will be an Alternate to provide cooling to the remainder of the building. The domestic water service entrance will be relocated, and a new meter and reduced-pressure-principle backflow preventer will be provided. A new gas-fired water heater with circulating pump will also be provided. Supply water and drains will be modified to suit the new fixtures in the revised floor layout. Gas piping will also be modified to suit the new equipment locations. Existing Electrical service shall be reused with new distribution, devices and lighting. Technology work shall include telephone, data, access control and security cameras. Fire alarm will be an alternate bid. | ||||||||||||||||||||||||||||||||||
