Description | 1. Remove existing lightning protection system at west roof area, retain for reinstallation, store and protect as required for reuse upon completion of the roof replacement. 2. Remove existing rooftop ventilation equipment, replace or reinstall as defined by the mechanical engineering drawings, install new curbs, (or raise existing), as defined by the project documents. 3. Remove existing rooftop split-system (air handling and condenser units) and replace as defined by the mechanical engineering drawings, install new curbs, (or raise existing) and counterflashing receivers, as defined by the project documents. 4. Remove existing rooftop cooler/freezer refrigeration equipment, replace or reinstall as defined by the mechanical engineering drawings, fabricate and install new galvanized steel support rack system as defined by the project details. 5. Remove existing rooftop utility weatherheads, provide and install two new curbmounted utility weatherheads at the existing locations as defined by the project details. Abandoned the third weatherhead location for the large condenser unit, cover the roof deck penetration with a galvanized steel plate and secure. 6. Provide DDC controller for new AHU and CU, provide DDC front end to interface existing Trane rooftop unit, new split system and existing legacy Barber Colman points. DDC control system should provide communication with Volusia County Monitoring system and provide requested points and parameters. 7. Provide Test and Balance in areas of Medical Examiners office to reduce overall outside air demand as indicated on the Mechanical drawings. 8. The design intent is to have the mechanical, plumbing and electrical work substantial complete prior to removal of the existing roof and flashing system to minimize damage to the new roof system by the other trades. 9. Remove existing copings, and cap flashing from the designated roof area, including the area divider between roof areas, copings to remain at east roof area. Area divider coping may be reused if undamaged and size is correct. 10. Remove existing modified bitumen surfaced built-up roof membrane and rigid insulation system down to the existing fluted steel roof deck at the west roof. 11. Repair and/or replace any damaged or deteriorated wood blocking per unit cost allowance. Repair any damaged steel deck areas per unit cost allowance. 12. Remove the center portion of masonry roof edge at the west wall, and existing gutter as required to construct new parapet wall at the west delivery canopy per the project details. Clad with new stainless steel fascia and provide transition flashing onto existing delivery canopy to remain. 13. Remove and replace primary gutter system per the project details, connect new downspouts into the existing underground drainage system. 14. Add pressure treated wood blocking along the top of the masonry parapet and plywood sheathing at the interior of the parapet per the project details to create a smooth, nailable substrate for the new base flashing and coping cap. 15. Mechanically fasten a non-tapered rigid board insulation system to the metal deck, provide drainage crickets (with 45 degree angle valley lines) at the high side of all curbs and east of the new parapet wall per the project plans. 16. Fully adhere a 1/4" gypsum roof coverboard to the rigid insulation, tape all joints and fully prime. 17. Torch apply a single layer of smooth surfaced modified bitumen interply membrane over the gypsum roof board. 18. Adjust height of required penetrations and roof curbs to provide a minimum of 8” above the finished roof surface. 19. Apply by means of torch application, a second layer of smooth surfaced modified bitumen interply membrane over the preceding interply membrane. 20. Torch apply a granular surfaced modified bitumen cap sheet to the interplies. 21. Apply a two-ply, granular surfaced, SBS modified bitumen base flashing system at all curbs, parapets, and roof-to-wall transitions per the project details. 22. Install new pre-fabricated aluminum roof access ladder at west wall, provide new concrete slab at grade, secure ladder to slab and existing masonry wall. 23. Install new PVC condensate drain piping and non-penetrating pipe (or conduit) support systems per the project details. 24. Install all new protective cap and base flashings such as, parapet and pilaster coping caps, transitions, counterflashings, etc. per the project details. 25. Install new extruded aluminum downspouts per the project plans. Reinstall lightning protection system in accordance with specifications, details and UL requirements. Upon completion, system shall be inspected by a UL representative and a ‘Letter of Findings’ provided as certification that the system has been installed in accordance with applicable codes and regulations. 26. Clean and protect work as required, repair any adjacent surfaces damaged or soiled during the execution of the work of this contract. Clean-up site and close out project per specification requirements. 27. Roof system manufacturer to provide a 20 year, no dollar limit (NDL) weathertightness warranty with a wind uplift rider for a 145 mph factored, (112 mph nominal), wind speed, or equivalent wind uplift pressures. |
