Project Number-21.1508 Contract #1 - General Contract (GC) For Reconstruction to Lake Pleasant Central School - General sealed Bids, in duplicate, are sought and requested by the Board of Education, Lake Pleasant Central School District School District (hereinafter called Owner), Any bidder requiring documents to be shipped shall make arrangements with the printer and pay for all packaging and shipping costs (either by providing FedEX/UPS account number or being charged a flat rate by the printer). The Provider takes no responsibility for the completeness of Contract Documents obtained from other sources. Contract Documents obtained from other sources may not be accurate or may not contain addenda that may have been issued. All bid addenda will be transmitted to registered plan holders, regardless of receiving electronic or hard copy Bid Documents, via email and will be available As bid security, each Bid shall be accompanied by a certified check or Bid Bond made payable to the Owner, in accordance with the amounts and terms described in the Instructions to Bidders. The Owner requires Bids comply with bidding requirements indicated in the Instructions to Bidders. The Owner may, at its discretion, waive informalities in Bids, but is not obligated to do so, nor does it represent that it will do so. The Owner also reserves the right to reject any and all Bids. The Owner will not waive informalities which would give one Bidder substantial advantage or benefit not enjoyed by all affected Bidders Bids may not be withdrawn before 45 days following the Bid opening thereof, unless an error is claimed by the Bidder in accordance with the Instructions to Bidders. The Scope of Work related to the General Contract (GC) includes, but is not limited to, the following: 1. General, Code Compliance, Hazardous Materials, Architectural, and Structural: a. All removals, replacements, and new work typically required in all specification divisions and on the Architectural plans except for spec. sections 22, 23, 26, 28 specific to plumbing, mechanical, and electric within or on the outermost surface of the building. b. This Prime to provide cutting of larger square and rectangular holes 2'x2' or greater in concrete/metal/etc. decks and structural support work for other Primes, such as rectangular roof penetrations for exhaust ductwork, as clarified later in this section for cutting and patching. This Prime to coordinate with Plumbing Contract (PC) and Mechanical Contract (MC) to provide the openings, structural edge supports, and other work to support the structure at penetrations for ductwork and accessories. c. The General Contract (GC) will provide all sitework and will also furnish and install new sidewalks, pavement, curbs, etc., including those areas that abut up to buildings. Respective prime contractors shall prepare site within 5' of the building to receive finish site installations by the General Contract (GC). d. Provide flowable fill as indicated within the building footprint. e. Provide and connect any foundation drains and underdrains required within 5 feet of the building footprint. Foundations drains for site will also be provided by the General Contract (GC). f. Provide all necessary dewatering to accommodate installations by the General Contractor (GC) and other prime contractors that rely on the General Contractor's excavation services. g. Provide any necessary steel plating to provide acceptable passageways across excavation trenches and other obstacles. h. All site equipment shall be in good operating condition and free of any visible leaking conditions (fuel, hydraulic fluids, oil, etc.). i. Provide temporary coverage (ex. plastic poly) over excavated areas and stockpiles of material that require protection against weather conditions, as deemed necessary and/or as directed by the Construction Manager. j. General Contractor (GC) shall provide excavation services, including put-back of designated back-fill materials and finish surfaces, for installation of other prime contracts that are located in site zones (non-building areas). k. Site Contractor shall install, maintain and remove any SWPP measures called for in the Contract Documents and as required to perform the scope of work. 1) Comply with regulations of New York Guidelines for Urban Erosion and Sediment Control published by Soil and Water Conservation Service and appropriate local ordinances and governing agencies where applicable 2) Do not begin construction until schedule and methods of operation for Erosion and Sediment Control Plans have been accepted. Maintain all erosion control throughout the course of construction. l. Provide removal and disposal of any concrete encountered and/or exposed during excavation. m. Provide all vapor barriers, waterproofing, drainage boards, protection boards, etc. as indicated on the plans and specifications for all concrete retaining walls, foundations and concrete slabs. Including sealing and patching at all penetrations by other primes. n. Provide all slab cutting, and concrete infills required by other prime contractors for openings/trenches greater than 2'x2' or 4 Square Feet. o. Provide all fire-safing as it pertains to this scope of work. p. Provide all structural steel, metal fabrications, metal stairs and bar gratings as indicated on the plans for the building addition and renovation. All metal fabrications, ornamental handrails, on the site will be provided by the Site Contract. q. Provide all equipment pads and housekeeping pads within the 5 feet of the building footprint as needed for equipment provided by the owner or other Prime contractors. The GC shall coordinate positioning of equipment pads with the respective contractor(s). All other concrete equipment pads on the site will also be provided by the General Contract (GC) as well, unless indicated otherwise in the specifications and/or plans. r. Install all concrete or masonry embedded sleeves, link seals, etc. within the building addition and renovated area. All other prime contractors will furnish sleeves, link seals, and embedded items as needed to complete their scope of work. If the other primes contractors do not furnish the items in time for installation, the individual prime contractor will need to provide core drilling for the penetration at their expense. s. Provide all backer boards as needed for the installation of equipment provided by the owner and this contract. t. Provide all painting within 5 feet of building footprint. All painting of piping, conduit, ductwork, etc. in exposed areas will be provided by the General Contract (GC), unless specifically noted otherwise. u. Coordinate the installation of any and all radiant slab tubing. Tubing will be placed & tied by the Mechanical Contract (MC). v. Provide final cleaning of items installed by this contract and major work areas by a subcontracted professional cleaning company, as needed and directed by the Construction Manager. w. Provide all roof ladders, structural roof platforms, handrail, and other associated components Estimated Range o $400K to $600K *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
