Description 1. We estimate that the facility will total approximately 8,566 square feet including common space. We recognize, however, that square footage presented in your proposal may differ. The proposal should incorporate these numbers on a usable and rentable basis. Usable square footage measures the actual occupiable area of a floor or an office suite. It is the space required to house personnel and furniture. “Rentable” square footage measures the tenant’s pro-rata share of the entire office building floor of occupancy. 2. A large open area at the main entrance with at least 10 computer stations and a reception area. There should be a “bull pen” style area for at least 2 staff. That space should also include a small resource library. 3. Cubicle space for approximately 11 staff. 4. At least 2 floor-to-ceiling walled offices for management staff 5. At least two conference/classrooms that can seat up to 30 each. Can be a larger room that has a retractable partition to accommodate up to 30 in each area. Each classroom should have space for an instructor station that includes a desk. Each classroom should have a layout that accommodates classroom style seating. 6. At least one computer lab, one with room for at least 11 computers (10 students and one staff person). Lab(s) should have sufficient electrical outlets and data lines to accommodate the number of stations required. Lab(s) should have a layout that accommodates classroom style seating. 7. Separate staff lunch/break area. 8. Adequate restroom facilities.
