Description | 1 North Foundation Slope Cover: Remove the rocks and concrete landscape cover. Install organic black soil, and sod grass. The sod will need temporary wood stakes to hold it in place until it roots. The contractor is to water the sod initially, and then the owner will be required to maintain 2 West Facing Gable (attic facade) - Repairs: A.) Trim Boards: Repair all cracks in the decorative wood fascia boards. Install fasteners for all boards that are loose. Stucco Finish: Apply sealant at the edges of the stucco areas. Then prime paint, and finish paint all exposed wood and stucco with appropriate paint. C.) Attic Window: For the attic window in this area; Install pre-finished sheet metal wrap around the windows; jambs, sills, and head. Caulk all seams, joints, and nail heads with color matched sealant. Re-glaze the wood sashes then prime paint, and finish paint the windows. D.) For all of these repairs, the owner is to pre-approve the color of the finish or paint. There may be up to three colors utilized 3 West Gable to Siding Flashing: At the bottom of the West Gable, the flashing under the gable area is loose and functions poorly. Install all new pre-finished flashing that sheds water from the overhead wall, out and over the vinyl siding below, to prevent any moisture penetration behind the siding. Colors per owner 4 2nd Floor - West Facing Windows, Sealant/Wrap repairs: The two second floor, West facing windows have loose metal wraps and filed caulking. Re-secure the wraps (ensure the sill covers drains away from the window), and reseal all gaps, seams, and joints with color matched oil-based sealant 5 Gutter Cleaning: Clean all gutters, and ensure drain pipes are flowing freely. Remove all downspout obstructions. 6 Front Upper Porch Guardrails (wood): Replace the wood guardrails at the porch perimeter, with similarly styled wood guardrails. All construction is to be code compliant. The owner is to pre-approve the design 7 Front Porch - Upper, Low Wall Caps: Remove the rotted wood trim boards on the top of the West (partial) and South (full) low walls. (The low walls abut the sloped shingled roof.) Install pre-finished flashing that covers over the top row of shingles, and the vinyl siding, to prevent any moisture penetration. Seal all nail holes and seams with color matched sealant. Colors per owner. 8 Siding Repairs: Repair or replace ALL loose or damaged existing vinyl siding and vinyl trims, and replace with matching siding/trim, where missing. There are multiple pieces all over the house requiring attention 9 Alarms: Install a combination smoke/CO alarm in the basement, first floor, and second floor. All alarms shall be sealed battery, 10 year lithium ion units 10 Stair - Plaster and Paint Repairs: Remove all loose plaster and paint at areas which possibly contribute to lead (Pb) contamination, on the stairs down to the basement. All patches are to match the existing finishes of the adjacent surfaces. Repaint the entire flight of stairs and ceilings from the first floor to the basement. Note: the existing paint is a glossy finish, and will need an appropriate application of primer paint for adhesion; Gripper Primer, or equivalent. 11 Brick Foundation Repair: Replace the badly crumbling brick foundation area, located along the North wall of the boiler room. Install temporary structural support during this work, until the repairs will provide adequate structural bearing.CV, 12 Stair Handrails: Install new finished handrails on the flights of stairs between the first floor and basement 13 Shower Surround: Carefully remove the existing 1/4" panels at the shower area, only. (The adjacent wall paneling areas are to remain.) Install a new acrylic shower surround. Apply color matched silicone sealant at all seams and joints. Install vinyl trim pieces at the transition from the existing wall panels to the new acrylic panels, in order to cover the seams. 14 Light Switch Repair: Correct or replace the loose light switch at the Northeast bedroom, to a code compliant state. 15 Southwest Bedroom - Plaster and Paint Repairs: Remove all loose plaster and paint at areas which possibly contribute to lead (Pb) contamination. All patches are to match the existing finishes of the adjacent surfaces. Repaint the entire wall or ceiling being repaired. Noted Areas; The North wall, West wall, and ceiling. |
