Description | The respondents will be submitting proposals to provide Construction Management at Risk services consisting of pre-construction services, developing a Guaranteed Maximum Price (GMP), and construction of the following project 45th Street Complex located at 4200 North Australian Avenue, WPB (the Project). The Project includes, but is not limited to: Site Work: The total property, consisting of five adjoining parcels, totals approximately 41.39-acres. Site clearing and infrastructure improvements are required for a portion of the site in order to add a new approximately 60,000 s.f. Community Services building and required site amenities to include right-of-way improvements and road access into the site from Australian Avenue. The completed project will require surface parking for the Community Services building as per code requirements. Additional future improvements to the site (not part of this project) will include a 2-level parking structure and approximately 350,000 s.f. governmental use facility. The project will include all related infrastructure and site work development required to support the new Community Services building without compromising the ability to retain all existing improvements in service and realize the future delivery of the approximately 350,000 s.f. facility for future government office and support space. Construction of the 350,000 s.f. facility for government office and support space are not included in the scope of this RFP. Community Services Office Building: The Community Services Office Building is to consist of a two (2) level approximately 60,000 s.f. stand-alone building structure. The exterior of the building will be constructed of traditional reinforced CMU with painted stucco finish and a flat built up roof. The building will include impact rated doors and windows. The building program requires that this building be on emergency generator and include a loading dock area with dock leveler, overhead coiling door and an enclosed chain link area for secure storage. |
