A multi-million-dollar plan to bring dozens of affordable housing units to Dayton is seeking a key approval from the city. The project has locked down at least $12 million in state tax credits. Dayton-based nonprofit Invictus Development Group Inc. applied for a zoning change at 1520 Germantown St. — the former Day-Mont Behavioral Health Care site — in the city's Miami Chapel neighborhood to clear the way for the construction of 50 affordable housing units. The City of Dayton's Board of Zoning Appeals will consider the proposal on June 27. The applicant, Kiya Patrick — the vice president of strategic development for Greater Dayton Premier Management — did not immediately respond to a request for comment. Invictus Development is an affiliate of Greater Dayton Premier Management. The "Germantown Crossing" project, according to the application, would see the construction of a 54,000-square-foot, three-story multifamily building housing 50 affordable housing units. The project received an award of almost $12 million of 9% Low-Income Housing Tax Credits from the Ohio Housing Finance Agency. The complex would have one-, two- and three-bedroom units, according to the Ohio Housing Finance Agency. The one-bedroom units would be over 550 square feet; the two bedrooms would total 750 square feet; and the three bedrooms would sit at roughly 980 square feet, with an extra half bath. The building, if approved, will also include a fitness center and a large community room, outdoor recreation areas and an on-site parking lot, according to the application. This is the first new construction of affordable housing in the Choice Neighborhoods area of Dayton," the application said, which is a Greater Dayton Premier Management program focusing on transforming distressed neighborhoods. It would be owned and operated by the Dayton Metro Housing Authority. The project is part of a city-adopted redevelopment plan, the application said, which includes a better distribution of multifamily housing along Germantown Street by removing units at the nearby DeSoto Bass public housing complex — the oldest and largest public housing development in Dayton — as new multifamily is built.
