Description

Summary of work includes, but is not limited to: 1. Furnish and install two (2) new 30-tons Rooftop air-conditioning unit (RTAC-10 & RTAC-11), and associated control for TRACON base building electronic equipment Room 2. Replace all associated proprietary Summit TRANE direct digital control (DDC) with open protocol DDC energy management such as LONWORK or BACNET network system. All building HVAC systems shall be connected via the Tridium Niagara framework at the front end of the building automation system (BAS). 3. Furnish and install new control wiring, communication modules, sensors, thermostat, temperature gages, front end computer, and laptop. Integrate new software/graphic package and control accessories with existing building automation system (BAS) to function as a true open network. 4. Replace ten (10) existing variable air volume (VAV) systems, associated sensors, wiring, communication cards, and temperature discharge probe. Integrate all VAV’s communication cards with existing building automation system (BAS) to function as a true open network. 5. Replace existing humidifier and associated controls such as humidifiers high/low limit sensors for base building TRACON equipment room and air traffic control tower (ATCT). 6. Test and balance (TAB) air flows according to reference drawings or to rated equipment capacity. Submit air/balance report to the COR. 7. Perform HVAC control system testing and performance verification of system. 8. Provide HVAC training with facility personnel. Coordinate two weeks in advance with COR prior training. ELECTRICAL INSTALLATION: 1. Contractor shall install new electrical conduit/wirings, and circuit breakers for RTAC-10 and RTAC-11 units. 2. Contractor shall megger new electrical wirings for RTAC-10 and RTAC-11 for NFPA current amperage rating, suitable for installation. HVAC CONTROL INSTALLATION: 1. Furnish and install new control wiring and controllers for RTAC-10 and RTAC-11. Contractor shall perform input/output control programming via LON network card in RTAC-10 and RTAC-11to interface all applicable I/O points in to the DDC front end computer. 2. Furnish and install smoke detectors and control wiring for RTAC-10 and RTAC-11. Updated Fire Alarm Control Panel programming to shut down RTAC-10 and RTAC-11, initiate alarms, and notify monitoring agency, in the event of smoke. 3. RTAC-10 and RTAC-11 control test plans shall be submitted to FAA resident engineer on site, 14 calendar days and approved prior to conducting acceptance test. 4. Provide 2 four hour control training sessions to FAA facility operators based on the current control system installed by Johnson control BACnet network. Training will be conducted by a manufacturer’s representative.
