Description

City Hall Bathroom refurbishment DESCRIPTION OF WORK - GENERAL A. In general, the Contractor shall supply all material, labor, equipment, insurance, temporary protection, tools and appliances necessary for the proper completion of the work as described in the Plans and Specifications, in accordance with good construction practice, and as required by the materials manufacturers. B. Supply all shoring and protection necessary to protect the occupants, building area, building systems, and landscape areas. All means and methods are the responsibility of the contractor. The Contractor is solely responsible for safety on the job site. C. The work includes, but is not limited to: 1. Renovation of 6 existing restrooms, over four floor levels in Lowell City Hall, to comply with the requirements of the MAAB accessibility code and to upgrade the existing deteriorated finishes and fixtures within the restrooms. 2. Dividing two of the larger restrooms on the 1st and 3rd floors will result in a total of 8 newly renovated restrooms. 3. Expanding the former Men's Room on the Lower Level into the existing ante space in the corridor to create three Unisex toilet compartments for public and staff use. 4. Provide new interior finishes including tile flooring, GWB and ceramic tile wall finishes, and GWB soffits and suspended acoustic tile ceilings. 5. Create new door openings in existing partitions. 6. Refinish existing toilet room wood doors and provide new custom wood panel doors to match existing. 7. Provide new plumbing lines, drains, and connections, including new toilet room fixtures and relocated drinking fountain. 8. Provide new electrical power distribution, wall heaters, lighting, and fire alarm devices. 9. Provide new mechanical exhaust systems for the restrooms. 10. Renovations will be undertaken within an occupied building and while City Hall is open to employees and members of the public. Therefore, renovations will be phased per floor with only one floor being renovated at a time. Work will commence with the restrooms on the Lower Level and then proceed upwards. 11. Coordinate all phasing of the work and required shutdowns with the owner, local utility (if required), and Architect to minimize impact at City Hall.
