Description

This project includes the complete removal of existing roofing systems and the replacement of new built-up roofing systems in accordance with Minnesota State Design Standards for the 1966 Main Building A - Area A1 and 1996 Building Addition - Area D3, D4, and D5, at Lake Superior College. The quantity and size of the existing primary roof drains and leaders will need to be evaluated based on the maximum projected roof area to determine if a larger size and/or additional drains need to be added to meet current code requirements. Also, new overflow drains and/or scuppers will need to be added as required to meet current code requirements. In addition to the roofing, there are several walls adjacent to or in the vicinity of the above-mentioned roof areas that are in need of repair and/or replacement. These walls consist of masonry, EFIS and/or metal wall panels. In order to complete the new roofing, existing rooftop equipment will be either raised, removed or relocated. This work will include mechanical equipment curbs, vent stacks, pipe penetrations, chilled water lines, antenna and other equipment as required. The roof structure at Area A1 will require reinforcement to meet current building codes and to make corrective repairs due to damage caused by excessive heavy, wet snow. The structural design needs to account for the increased weight of the new roof system, increases in the base snow load, and drift loading. Additional Description: Key features of the project include: ? Structural reinforcing in Area A1 to repair damage caused by excessive snow and address current code requirements for snow and drift loads. ? Evaluate the existing structural building components and provide a ponding analysis to determine if new and/or additional primary and overflow roof drains are required or if overflow scuppers can accommodate the overflow roof drainage. ? Evaluate the existing roof drainage and reconfigure the roof drains and piping as necessary to meet current code requirements and Minnesota State Design Standards. Addition of new overflow roof drains and piping. ? Remove the existing roof and sheet metal flashings, install a new two-ply asphalt vapor retarder, and a 40-year, four-ply asphalt roof membrane with gravel surfacing to meet Minnesota State Design Standards. ? Remove obsolete mechanical equipment, replace mechanical rooftop equipment, and raise and/or replace the existing roof curbs and mechanical equipment as necessary to accommodate new insulation heights. ? Install new plywood, underlayment, and sheet metal fascia over the existing prefabricated aggregate fascia panel and masonry wall adjacent to the roof replacement Areas A1 and D4. ? Remove and replace the existing EIFS wall or install new plywood underlayment metal panel adjacent to Areas D3 and D4. ? Remove and replace the existing sealant and foam backer rod at the existing metal panel walls adjacent to Area D5. ? Remove existing raised sloped roof area over the former auditorium, including the joists and east and west CMU walls. Remove and reinstall outside and relief hoods to accommodate the lowering of the roof area. The project will be constructed in one phase. The Owner intends to use the Design/Bid/Build delivery method for this project.
