Description

The primary scope of the project is to reroof this building and to replace the existing AHU with a new modern HVAC system. During this process, all ceilings, both ACT and suspended plaster ceilings above, will be removed to accommodate the installation of new HVAC. They will be replaced with new ACT ceiling with gypsum board soffits as needed for the new system. Most light fixtures will be reused as well as existing fixtures for speakers, fire alarm, smoke detectors and fire protection. Two chases will be cut in the floors from the attic to accommodate new HVAC work. New walls will be installed at that time around the chases. Existing walls and floors will be cut and patched as necessary to match existing construction. The existing roof will be removed in its entirety. Existing clay tile in good condition will be salvaged for reuse both from the roof and the sides of the dormers. Waterproof membrane with new copper flashing will be installed. The dormers will be reroofed and re-sided. Radiators will be removed in various locations. Revisions to electrical systems will be necessary as well as repairs to walls and floors. The gutters will be replaced, and four downspouts will be added connecting to the existing rainwater collection system. Salvaged half-round windows with new louvers will be installed at the dormers. All exterior woodwork at the exterior roof soffit and on the dormers will be replaced and repainted. The connector to building 2 will be reroofed. Both the connector to Building 4 and all levels of the connector to Building 2 will have a new heating system installed and a new water heater is planned for the building. The scope includes, in part, new architectural finishes, asbestos abatement, miscellaneous HVAC piping, new VAV boxes, new chilled water pumps, insulation work, new AHU’s, Siemens Controls & Electrical, and asbestos/lead abatement. Survey report provided by the AE will be included in the package. This includes information for asbestos, lead and PCB removal. Building 3 is a multi-story reinforced concrete framed building constructed circa 1928. The building is constructed of reinforced concrete pan joists, slabs, beams and columns. Per the structural analysis, the existing concrete beams can support new loads. However, the existing joists and slab cannot. New steel framing will be required to span the new unit over the existing joint and slab. Partial existing slab demolition will be required to install new chases on multiple floors. New concrete equipment pad for ground supported temporary air handling unit, new steel framing for AHU’s in the attic, and new interior concrete equipment pads in basement will be required. Architectural demolition will include all equipment, ductwork and piping with modifications to floors and ceilings as required. Electrical connections will be removed. New flooring/ceiling penetrations may be provided. Radiators will be removed in some cases including their piping. Demolition will be coordinated with the presence of hazardous materials. Demolition on the roof will take the existing roofing and flashing and underlayment off entirely. This is to include all flashings, dormer siding and trim, gutter flashing and trim. All damage to the roof deck or supporting structure to be repaired. All HVAC systems are to be replaced. Work will be phased floor by floor. Closure of unused original floor penetrations will be provided. New shaft wall or rated vertical enclosures are expected. Firestopping, dampening and other means of rated protection are expected. Some new windows and louvers will be installed as necessary to accommodate HVAC work. Demolition of the existing sprinkler system will be necessary to allow for replacement of air handling ductwork. New mains, laterals and sprinklers shall be installed to restore the system to NFPA standards. The existing steam fired domestic hot water heater will be replaced with new electric water heater. The connection piping to be removed and capped downstream of the isolation valve. All associated condensate piping to be removed. Existing hot and cold-water piping to be reworked to be compatible with the new heater connections. Removal of existing low-pressure steam system and the corresponding vacuum condensate return system in the crawl space is necessary as well as removal of existing induction units. A new general exhaust fan, new medium/low pressure ductwork, new hot water unit heaters, new attic and baseboard heaters, new hot water heat exchangers, pumps and associated piping will all be provided. Electrical support for the new mechanical system will be provided. Electrical connections to existing AHU, chilled water pumps, and residual mechanical devices to be demolished. Existing ceiling mounted lighting and devices to be removed as required for ceiling replacement. Existing fire alarm duct mounted smoke detectors will be demolished leaving fire alarm circuit intact. New electrical panels will be provided in the crawl space and attic. Existing lighting will be temporarily supported and/or disconnected removed and reinstalled as required. Expansion of the existing lighting in the basement and attic will be provided. New duct mounted fire alarms will be provided where necessary. The new HVAC system will include the following: VAV air distribution thermal units for each zone, hot water heating converter heat exchangers, electric condensate pump, chilled water pumps and piping, digital control system that reports back to Siemens central energy management system, and ventilation of the crawl space.
