Work to include select demolition and construction of new partitions, ceilings, finishes, mechanical, electrical, plumbing & AV/IT. The effective work space is approximately 10,700 SF. General Contractor / Project Coordination Scope of Work: Project coordination is the scope of the General Construction Contract and subsequently, these terms shall be used interchangeably. The project coordinator shall be responsible for coordination between the General Construction Contract, HVAC Contract (that includes plumbing) and Electrical Contract. In addition, the General Contractor will be responsible for the following: Millwork / Carpentry, Finishes, Selective Demolition, Exterior Scope, Furnishings and Equipment, Related Owner Furnished Contractor Installed Items. Heating Scope of Work: Work of the Heating and Ventilation Contract includes heating systems with associated piping and controls, connection to equipment relocated or provided under other contracts, HVAC systems with associated piping and controls, Plumbing systems, Mechanical services connection to equipment relocated or provided under other contracts, Refrigeration systems, Ventilation systems, and Fire Protection systems, but is not limited to, the following: Heating, Testing and Balancing, HVAC Controls, Mechanical Connecting, Plumbing Connecting, Related Owner Furnished Contractor Installed Items. Electrical Scope of Work: Work of the Electrical Contract includes, but is not limited to, the following: Electrical service and distribution, Interior lighting, Communication and security, Grounding systems, Telecommunications, Data infrastructure, Audio / Visual systems and furnishing integration of electrical service, Fire Alarm and Detection System(s), Information Technology, Installation of owner-furnished display panels, Electrical connections to Food Service Equipment, Electrical connections to equipment furnished by the General Construction Contract, Plumbing Contract, and related Owner Furnished Contractor Installed Items.
