Description | Architectural Services: 1. Programming Phase: project administration, owners-supplied data coordination, establishment of program goals and needs, CMAR pre-design, LEED Silver analysis 2. Schematic Design Phase: project administration, concept design for all applicable disciplines including but not limited to: architectural, mechanical, electrical, LEED silver, plumbing, statement of probable construction cost in conjunction with CMAR value engineering, presentation of design to owner. 3. Design Development Phase: project administration, finalization of design and selection of materials and systems for all applicable disciplines including but not limited to: architectural, mechanical, electrical, LEED silver, plumbing, 17 statement of probable construction cost in conjunction with CMAR value engineering, presentation of design to owner. 4. Construction Document Phase: project administration, finalization of design and selection of materials and systems for all applicable disciplines including but not limited to: architectural, mechanical, electrical, LEED silver, plumbing, detailed construction cost in conjunction with CMAR value engineering, presentation of design to owner, obtaining licensing agencies’ and other regulatory entities’ reviews and approvals 5. Bidding Phase: project administration, periodic construction field observations, administration of progress meetings, review and disposition of submittals, change orders, requests for information, contractor pay requests, interpretation of documents, monitoring construction schedule, coordination of applicable regulatory agency review and approvals, determination of substantial and final completion, project close-out (maintenance, operation, and start-up assistance, recording of construction and warranty documents) 6. Post-construction Services: maintenance and operational troubleshooting, eleven-month warranty review. |
