Description

Project no: DDS-017 The new Douglas County Customer Service Center will be constructed on the site located at 8470 Earl D. Lee Road, Douglasville, GA 30334. The Center will be an 8,010 sf facility with issuance stations, queuing, testing, and administration spaces. The front facade will include a sleek storefront aluminum entrance and a large aluminum canopy. The main building structure will be a pre-engineered metal building (PEMB). Infilled wall structure will be cold-formed metal framing. To the side, the facility will have a large drive-thru testing canopy finished with an exterior insulating finish system (EIFS). The exterior materials of the new building will include brick veneer, cast stone, metal composite panels, phenolic accent panels, and pre-engineered metal panels. Within the facility, there will be 12 issuance stations and a large glazed screen wall, separating the DDS staff from the public for protection from COVID-19. Two sets of restrooms will be included in the facility one set for the public and one set for the staff. The new building is Type IIB construction and non-sprinklered. A two hour rated fire barrier separates the back of house administration spaces from the processing spaces - occupied by DDS staff and the public. Quality will be chiefly important with this DDS project, along with proof of successful completion of similar projects. The site will boast a full commercial driver's license (CDL) course, motorcycle course, and general skills course. Douglas has contracted to have site development completed prior to construction of the new facility beginning. The majority of site grading and development is already underway. The site development work is being handled under a separate contract and is outside of the scope of work contemplated in this RFQ/RFP. The successful general contractor will be responsible for the vertical construction and the course pads, as described above. The delivery method for this Project will be design-bid-build. The Owner has employed the services of a Design Professional and a Commissioning Agent. The County anticipates completing the site work and being able to turn the site over for construction to the general contractor by the end of September 2022. It is the intention to start construction immediately upon completion of the site work. It is estimated the duration to complete construction is estimated at 8 months. (Note: All of the dates indicated in this section are estimates and as such are subject to change.) The form of agreement to be used to contract with the construction professional will be the GSFIC Design-Bid-Build Construction Contract.
