Description

The Emma S. Barrientos Mexican American Cultural Center (ESB-MACC) - Phase 2 project consist of addition and renovation of the existing facility as outlined in the City of Austin Council adopted ESB-MACC Master Plan for Phase 2. Work also includes the replacement of the existing two (2) chillers. This project will include Construction Manager-at-Risk Services for all phases of the project including per-construction services such as review of the building program and development of opinions of probable costs and constructability reviews of design documents at preliminary design, 30% design, 60% design, and 90% design phases, and construction and post construction phase services. The selected firm may also participate in any presentations to the community during design and construction phases and presentations to boards and commissions if requested. ESB-MACC - Phase 2 will meet the requirements of the Austin City Council Resolution No. 20071129-045 pertaining to the implementation of sustainable building practices necessary to conserve energy, water and natural resource, promote health and safety, create high quality enduring structures. It is the intention of the City of Austin that the ESB-MACC be constructed, operated and maintained in accordance with the United States Green Building Councils (USGBC) Leadership in Energy and Environmental Design (LEED) Green Building Rating System. Therefore, the selected Construction Manager-at-Risk will be required to construct the ESB-MACC - Phase 2 to achieve a Silver certification as defined in the LEED Building Rating System. Consistent with all City of Austin bond-funded projects, the project will include a public art component to be delivered under a separate contract by the Art in Public Places (AIPP) program. The selected Construction Manager-at-Risk will collaborate with the selected AIPP lead artist and the Selected Project Prime Design Consultant in the installation of the AIPP commission artwork. The Construction Cost Limitation for this project is Twenty-Two Million Dollars ($22,000,000) Contract Time is of the essence. All Work shall be substantially completed within One Thousand Eighty (1,080) Calendar Days At the time of Contract award, the successful Offeror may be required to deliver a security bond in the amount to be agreed upon in substantially the form set forth in attached the Section 00500CMR, Exhibit 7 Security Bond ensuring that Payment and Performance Bonds will be issued in accordance with Texas Government Code, Chapter 2269. The Payment and Performance Bonds will be for the amount of the then current GMP for construction or the aggregate of the GMPs established in the then current Work Authorization Amendments. As of June 5, 2023, construction has just gotten started.
