Emeryville Optometry Clinic Tenant Improvement

The project scope of work includes selective demolition, structural improvements including the buildout of a full second floor, all new MEP systems, and full interior buildout of program spaces. Limited site improvements are anticipated, including an upgraded electrical service and new water service. The existing fire and sanitary services are deemed adequate to serve the new program, and existing gas service will be capped and unused to maintain compliance with University of California all electric/decarbonization policy goals. The project schedule anticipates delivery of the project in the late Summer of 2025. Currently, the project schedule assumes an early "Make Ready" scope of work to include new electrical service upgrade as well as separate Core and Shell and Tenant Improvement permit packages intended to expedite the construction schedule. The successful Bidder will be required to have the following California current and active contractor's license at the time of submission of the Bid: General Building License Classification, License Code "B".
