Description

Scope of work will consist of renovations and modernization of existing project and includes, but is not limited to, the following items: • Replace under slab and above slab cast iron pipe and galvanized steel pipe with new Schedule 40 PVC pipe and all related work shown on plans, in project manual, as required by codes and leave the unit it a condition that is move in ready; typical all Apartments and Administrative and Community Building. Residents will be relocated two buildings at a time, see preliminary re-location schedule. • Provide GFIC Devices as shown on the plans at all apartments and at Administrative and Community Building. Electrician will be permitted to proceed continuously ahead of the sewer work except may need to happen at the same time in the handicap accessible apartments. • Provide a unit price to provide a new dryer outlet where one is not presently in place (estimated at 26 apartments); provide new dryer duct/vent in the exterior wall at approximately 26 apartments as part of the unit price. • Convert one apartment to be a Hearing and Visual Impaired apartment, not limited to but including doorbell with strobes and a smoke detector / carbon monoxide detector system complete with strobes and inverter backup system. Replace light fixtures as noted. • Provide renovations to three Handicap apartments as shown on the plans. • Provide renovations to the Administrative and Community Building. Work to include convert one bathroom to be a handicap accessible bath and convert one bath to be a storage room. • Paint the full interior of each apartment. • The owner is requiring a Project Superintendent to be on site while work is going on. • Warranty – the owner is willing to stagger warranty dates due to the duration of the work. One group for Phase 1 Warranty will begin after Phases 1 thru 5 are 100% completed and accepted; the second group will begin after Phases 6 thru 10 are 100% and completed and the third Phase will begin after all work is completed and accepted. • As-Built Drawings Required: Contractor shall submit a clean set of prints red-lining any changes to the Plans. The As-Builts shall clearly show the areas of Asbestos Abatement, with dimensions. The As-Builts shall clearly show exact route of replacement sewer lines. Submit one electronic copy and one hard copy. • Provide all work
