Description | A project message from the General Contractor: Dear subs - a few months ago 44 North sent the plans back to be revised due to a new city ordinance that allowed them to remove the parking lot. We are expecting more units to be added but at this time we have not heard a clear time and date on when those plans will be issued. We were told December and then January and both of those dates fell through. Rather than keep delaying and stringing this project along in the "unknown" - Stout is going to remove this project from our cue/bid list for the time being and as soon as we get the plans we will send this project back out with all of the updated materials and plans. A recent city ordinance that was just passed has eliminated the need for parking spaces for Micro-Unit, Student Housing, etc. As a result 44N will be ADDING additional unit (15-20 more) to the plans. The general contractor is working quickly with the owners to develop new drawings and plans to get updated pricing. They will be in touch with additional information asap. Project Description: Stout is excited to be constructing the 44N Micro Units in Salt Lake City, UT. This is a 35 Unit Multi-Family Project and the anticipated start date is March 2023. In August 2022 we budget bid this and we have now received a 100% bid set. The scopes include, but are not limited to: Final Cleaning, SWPPP, Demolition, Concrete, Masonry, General metal fabrication, Rough Carpentry, Insulation, EFIS, Doors & Hardware, Store Front, Drywall, Metal Stud Framing, Flooring, Tile/Flooring, Painting, Specialties, Plumbing, HVAC, Electrical, Earthwork, Asphalt, Landscape etc. Subcontractors will carefully and thoroughly review the drawings and specifications, satisfying themselves as to the nature and location of the work and the character, quality, quantities of materials and difficulties that may be encountered, the kind and extent of equipment and other facilities needed for the performance of the work and any other items which may affect the work or its performance.
