Description | The University of Iowa Hospitals & Clinics (UIHC} seeks a 3rd party development team to acquire land, design, plan, construct, and own a medical office building in Iowa City, Iowa, which will increase access to primary medical care for the local community as well as train physicians in a setting most similar to other Iowa primary care offices. UIHC will be the long-term tenant of the facility following successful completion of the project. The building will consist of exam rooms, diagnostic imaging, pathology lab and associated spaces. The specific size and space program is not fully developed, but the building is projected to be approximately 65,000 square feet and contain a primary care practice. Additional details regarding specific program elements, preferred location, systems, finishes, and quality will be included in the part-two RFP phase of the process. The development team must include all aspects of project delivery, including real estate, architect/design, civil engineering, construction, and commissioning. UIHC may consider other scenarios to new construction, such as a re-purposed existing facility, if a compelling business case can be structured. All interested parties are invited to submit their qualifications based on the information included within this Request of Qualifications (RFQ). The selection will be a two-part process; this RFQ is issued to narrow the field of potential qualified partners. Then a detailed Request for Proposals (RFP) will be issued where the qualified short-listed developers will submit information on proposed site/s and include cost and rent information before a final selection is determined.
