Description | *As of December 16, 2022, not all sub trades have been awarded yet, they are currently still under evaluation. Although a firm construction timeline has not been established yet, construction could start in February 2023. 221055 J.E. Dunn Construction Company is requesting GMP Pricing assistance for the Charleston Navy Hospital Multi-Family Redevelopment located in Charleston, SC and has selected your firm to assist with generating a GMP Proposal for the project based on provided Documents. The Charleston Naval Hospital is an 11-story former health care facility hospital located at 3600 Rivers Avenue, North Charleston, South Carolina. The building was completed in 1973 and is now eligible for Historic Tax Credits from the National Park Service. Park Service credits are contingent upon maintaining the historic character of the site, building exterior, and building interior. Project Scope Includes: 1) Sitework and site amenities (including outbuildings). 2) Selective demolition of the existing building. 3) Envelope upgrades. 4) Elevator modernization (or replacement) 5) Conversion from former hospital to a mixed-use residential development. Project Stats: 1) The 22 acre will be subdivided for future mixed-use developments 2) There are currently 11 stories above grade plus basement. 3) The existing building has 393,000 gross square feet under roof. 4) The project consists of 292 apartments plus amenity space.
