Description | Option 1: Kairos is evaluating a potential purchase of a 1.7-acre lot (unimproved) and would require design and ground-up construction of a +/- 70,000 sf school building. The team is currently assessing the feasibility of adding fields to adjacent lots, which would be prioritized as part of the Phase I or Phase IA scopes of work Option 2: Kairos is also pursuing the potential purchase of a property that includes two building structures that are +/-110,000 sf of abandoned warehouse space. The project would entail design and renovations of the existing structures and construction of field(s) (based on the Phase I space program; Phase II scope is TBD and some space may be left as-is or converted to white box or grey shell). Kairos Academies Request for Qualifications for Design-Build Services. Kairos Academies is seeking to design and build a new campus in St. Louis, MO and construct a high school facility, inclusive of a gymnasium and field(s). Kairos is seeking an experienced construction partner to help inform costs and risk during the design, permitting, and construction processes, while strategically planning for a Summer 2024 delivery. The total design-build budget for the project will range between $20M-$25M, which is inclusive of all construction costs, site work costs, utility upgrade/installation costs, design and construction partner fees and general conditions, permit and special inspection expenses. *The value for this project is based on a financial range.
