Description

1 Concrete Driveway Replacement: The entire driveway is badly cracked (tripping issue), has ponding problems, and slopes toward the house. Remove all old paving, and replace with 4000 psi concrete 4" thick, with a minimum of 4" compacted gravel base. The new driveway shall be sloped away from the garage, the house foundation, and towards the street. Minimum slope is 1/8" per foot. Control joints are to be set at 400 square foot areas, maximum. Wire mesh reinforcing . Total Area: 880 sq. ft. - Field Verify. 2 Front Entry Porch (concrete): The front porch concrete stairs are sinking due to an inadequate foundation, and have caused damage to porch's deck and skirting. A.) Temporarily remove the wood guardrails and save for re-installation. B.) Carefully remove the concrete "cap" over the underlying porch structure (foundation walls, and supports). Retain the underlying structure, and protect from damage during demolition. Remove the front stairs entirely. C.) Repair the foundation as necessary. D.) Install a frost proof footing and foundation for the new stairs. E.) Re-pour a new concrete stair, and porch deck and skirting, including the step up to the front entry door. F.) Re-install the porch guardrails. Note: All construction is to be code compliant.(PERMIT), 3 Storm Windows: Replace all missing, damaged, and irreparable rectangular storm windows with aluminum double-hung, triple-track, pre-finished (factory-painted white) storm windows. Where applicable, install "oriel" windows to match the existing main sash windows. Color is to be "white". Quantities; A.) West facade=four, B.) East facade= four, C.) North facade=two, and D.) South facade=two.CV, Pb 4 Arched Storm Windows - West Facade: For all arched window opening which are missing storm windows; install custom-shaped matching arched glass and screened units. The new storms shall be hung by traditional storm hanger brackets. (The owner will need to install screens for the summer, and glass storms for the winter.) Finish is to be "white". Total window units; Four (4) glass storm windows, and four (4) screen units 5 Masonry Repair: At the North exposed brick "wing-wall" (near grade), rebuild the deteriorated brick masonry. Reuse undamaged bricks, and replace as necessary with new closely-matched brick units 6 Alarms: Install a combination smoke/CO alarm in the basement, first floor, second floor. All alarms shall be sealed battery, 10 year lithium ion units.
