Description | Install address numbers tojarage. Remove and replace defective section of concrete adjacent to front porch step service walk. Form, grade, pour and broom finished all new concrete. Include all necessary reinforcements, expansion felt etc. Backfill with screen topsoil, seed and straw.Repair or replace all defective rotten wood to rear Jump porch knew brace, railing and deck board with pressured lumber only, prepare paint or stain, color selection (TBD) by Repair or replace all defective or missing window sashes, broken glass panes (some leaded glass), include attic windows. Replace all damage wood storms with aluminum storms, and replace broken glass storm inserts, to owner specifications.Patch front porch concrete deck and steps, using an approve cement product to address possible movement. Tuck-point and reset lannon stone to all porch and house walls, as needed, using, mortar for stone application, to manufacture's specifications, do not use concrete on masonry joints.Replace double cylinder deadboit locks to front and rear security/ entry doors. Install single cylinder (thumb turn) deadbolts locks, key alike. Install dead bolt lock (turn knob). Drywall patch, tape, finish and prime ceilings and walls in living room (water damage), rear hall 1st floor bathrooms and 1st floor bedroom (west), after plumbing teak repairs are made . Prep, plaster, finish, prime and kilz all ceiling and walls with damage plaster (water, cracks, peeling, loose, hanging,) throughout dwelling as needed. Owner responsible for painting. Replace all defective water damage acoustic ceiling tiles in 1st floor bedroom (west), as needed to rear jump porch door. Replace 2nd floor kitchen faucets, include water supply lines and shut offs. Repair or replace water supply lines and shut off to 1st fl. Kitchen sink. Replace water supply line to 1st floor toilet (water closet). Replace flushing mechanism and reset 2nd floor toilet (water closet) leaks. Replace 2nd FL bathtub/shower, water lines, shut offs, mixer/shower headland all necessary repairs to make operable. Trouble shoot leaking pipes in wall 2nd fl. bathroom and make all necessary repairs. Create plumbing excess panel, as needed.Replace damage flooring in rear hall stairwell 1st landing to 2nd floor stairs with vinyl sheet, per manufacture specifications. Owner selection of color, pattern and style. |
