Description

The building ACTS currently uses is a leased facility that ACTS has been using since it outgrew a county-owned facility in 1999. The property is located at 2485 US Highway 74 West, to the west of downtown Wadesboro, near the new hospital. The building was built in 1975 and is approximately 2,264 square feet. The lease amount for the building is $1,880 per month (a higher rate that went into effect July 1, 2014; the previous monthly lease amount was $1,600). It will be the responsibility of the Design/Build Team to provide the necessary services and work toward the successful completion of the project, including but not limited to, the following scope items: o Provide all design and construction services to implement the goals of the project, including but not limited to, architectural design, civil, electrical, structural, mechanical engineering services and any specialty design consultants as required, as well as construction services including pricing and cost validation, scheduling, project administration and management. o Oversee and perform the complete design, permitting and construction processes while providing adequate time for Owner input and review. o Permit fees and submittal and management will be the responsibility of the Primary Contractor. o Effectively coordinate and communicate the activities of the Design/Build Team throughout the design and construction process with the Owner and Owner's Representative o Develop and track costs throughout design and construction. Quickly provide Owner with options to maintain budget if overruns are encountered. o Record and distribute accurate and complete meeting minutes for regular progress meetings. o Coordination of any utilities, site lighting, and drainage requirements. o The selected Primary Contractor will be solely responsible for the successful delivery of the Public Transportation Facility. The Primary Contractor will be responsible for coordination of all project stakeholders throughout design and construction. o Ensure Compliance with Federal and State Requirements and Special Conditions for Construction, attached as Appendix B. It may be necessary to phase development as discussed previously in Section 2.3 - Anticipated Project Budget. Total costs include architectural programming, design & engineering, construction related expenses and services, construction administration, testing services, permits, and other building related professional service fees necessary to fully complete the Project. Questions may be directed to Tanya Byrd at tbyrd@ansoncountync.gov on or before April 7, 2023 (2 weeks after RFP release) Any questions the Owner feels are pertinent to all proposers will be mailed as an addendum to the RFP to all prospective firms, i.e., firms who have requested the proposal documents Total Goal from RFP to Award: 8 - 10 Weeks Provide resumes for proposed team members, highlighting recent design-build contract experience. Any projects completed working in a team with the prime contractor are explicitly listed in each Key Consultant's resume, where applicable. Identify any Disadvantaged Business Enterprise (DBE) members of your team and how they will fulfill the requirements for DBE participation. Identify any prior experience working with this member of the team. DBE goal for this project is 4.31%
