Description

HVAC System Replacement -Contractor will remove existing air handler unit in garage, including condenser unit and refrigerant lines to a legal disposal facility. -Furnish and install new HVAC system to be UL listed, electric split system having a minimum efficiency rating of 15 seer that is properly sized to heat and cool the house. Unit shall have minimum of 10 KW heat strips. -Complete HVAC systems manufacturer to be Rheem®, Carrier®, or Trane®, or county pre-approved equivalent. Complete system must be installed to manufacturer recommendations and current building code. -Installation to include all materials, components electrical wiring, fuses, disconnect box and mechanical connections required for system operate properly and safely. -Inspect supply and return ductwork at air handler for mold and replace as needed. Ductwork shall be properly sized to manufacturer design. -Furnish and install approximately six-foot of new supply run R6 duct board, up to horizontal turn in attic. Seal all edges with white mesh and mastic, to prevent air gaps. -Furnish and install approximately eight-foot of new return run R6 duct board, up to horizontal turn in attic. Seal all edges with white mesh and mastic, to prevent air gaps. -Furnish and install new copper refrigerant lines from air handler unit to condenser unit and insulate with black foam to manufacturer recommendations. -Furnish and install new 3/4-inch-thick plywood cap on plenum box and include air handler filter rack. -Clean lower plenum box area and add duct board to back wall. -Furnish and install new Honeywell® 6000 thermostat or Honeywell®, Home T6-Pro thermostat, or county approved equal. Replace thermostat wiring as needed. -Furnish and install new concrete condenser pad with tie-downs. -Furnish and install refrigerant cap locks. -Furnish and install condensate line with removable cap and float switch in accessible area, within the air handler area. -Furnish and install one eight-inch metal chase (if needed) to be surface mounted on side of home. New metal chase to cover refrigerant lines and thermostat wires. Spray foam in the bottom opening of the chase, to fill all gaps. -Contractor will provide equipment manufacturer warranty and maintenance instructions. -Provide one additional replacement pleated fabric filter. -Remove one existing window A/C units and leave on property. Septic System inspection and Drain Field Replacement -A map provided to Marion County Community Services by Marion County Utilities has illustrated that the closest sewer availability to the client’s property is approximately 2,565 lineal feet away from the client’s property so there is no requirement to connect to the existing sanitary sewer system. -Community Services wants contractors to be aware that the new regulations regarding septic systems being implemented by the State of Florida will most likely be in affect at the time of permitting and construction. To avoid any quote development confusion, all septic system/drain field replacement quotes are to be formulated and calculated based on the new state septic system requirements and shall be constructed to these new standards. If this work includes replacing the distribution box, then include it in your quote for the septic field replacement. Since there is the possibility, a new septic tank will be required to meet the new state standards a pay item for it has been added as an alternate quote item. Contractors are instructed to provide the cost of a new septic tank (complete) to meet the new nitrogen reducing standards as directed by the state and county. If it is determined at the time of permitting that it is not needed, then it will not be required or paid for, however if it is required then the price submitted on the alternate quote item will be the price compensated. It is strongly recommended that all quoting contractors fully research all state and local requirements on septic systems specifically installed in the project area. Contractors are advised to contact FDOH as well as performing a full review of Florida Statute 381.0065 before submitting their quote. -Contractor to pump out the existing tank and install new drain fields that are properly sized and constructed for home, as per county and department of health guidelines. -Grade work area, remove rocks and root debris and reseed yard in work area when completed. -Remove all failed, saturated, and contaminated soils along with all existing nonfunctioning drain field materials and transport to a legal disposal site. Replace all excavated soil with newly supplied and approved backfill for drain field installation and replacement. -Use only approved materials, as per county and state codes. All work is to be inspected by the State of Florida Health department as required by code. -Contractor to take photographs of new drain field area prior to covering and submit to construction coordinator. -Furnish and install new drain field components, per State of Florida Health department. -Prior to work commencement, Contractor to locate electrical, coaxial cables and lawn sprinkler system runs to prevent damage. -Bid to include soil replacement and re-seeding of new drain field area. -Pump out existing septic tank and evaluate collection/distribution box. Bid to include repairs to collection/distribution box. -Contractor to provide final approved inspection from the State of Florida Health department. Water Heater Replacement -Remove existing water heater. -Furnish and install all electrical wiring, disconnect, breakers and connectors needed to operate properly, per manufacturer installation instructions, Building code and NEC. -Installation includes all necessary plumbing parts, per building code. -Furnish and install new Rheem® or A.O. Smith®, manufacturer, properly sized electric water heater with a 12-year warranty, or County approved equal. Must be Energy Efficient. -Furnish and install new shut off valve to cold water supply. -Furnish and install metal or plastic water heater drain pan. -The water heater drain pan has to have a drain running to the exterior of the home. There is a framed and sheet-rocked chase way behind the water heater leading out to the exterior wall of the home; this is to accommodate the dryer vent for the clothes dryer. The drain for the water heater can be routed through this chase way and out to the exterior of the home. -Furnish and install flexible copper water connectors, compression adapters and dielectric nipples at top inlets. Installation includes brass pressure relief valve and tube down to drain pan or out to exterior of home.
