Description

The City of Spring Hill, Tennessee, herein after referred to as the "City," has issued this Request for Qualifications ("RFQ"), to define minimum contract requirements, solicit responses, detail response requirements, and outline the process for evaluating responses and selecting no less than three but no more than five General Contractors (GC) to competitively bid the construction of the Spring Hill Police Headquarters project to be located in Spring Hill, TN. Question Deadline 11/08/2022 at 2:00 PM CT City Response to Written Questions & Comments November 10, 2022 The Scope of Work includes, but is not limited to, the following: A new two-story police headquarters building including a community room/courtroom, an Emergency Operations Center, and a detached, single-story rolling assets storage building having a combined total of 62,050 GSF. The 5.01 acre site is part of a 43.85 acre new development called Kingsley Place being developed by Gross Residential. The developer will complete mass grading and construction on the street that connects to this site, called Hathaway Boulevard, prior to construction beginning on the Police Headquarters site. Police Department Headquarters: The City of Spring Hill Police Department Headquarters is a two-story building of approximately 29,191 GSF on the first floor and 26,431 GSF on the second floor. The first floor contains Public Lobby, Community Room/Courtroom, Records Department, Training Department, Community Relations, Intake Rooms, Loading Dock, Interview Rooms, Sallyport, Vehicular Evidence Processing Bay, Training Room/Emergency Operations Center, and Training Functions. The second floor contains: Patrol, Traffic, Administration, Criminal Investigations Division, Vice/Narcotics, IT, and Property & Evidence. The community room is located off the public lobby and doubles as a courtroom. A two-story Emergency Operations Center is designed to withstand 250 mph wind speeds and associated windborne debris impact requirements. Rolling Assets Storage: A detached, enclosed on-grade garage with office space will be located behind the Police Headquarters at approximately 6,427 GSF. The garage is located in the secure parking lot at the rear of the building. The garage will be conditioned space for use by the Fleet department, Property and Evidence, and Patrol. The Pre-Qualified GCs shall competitively procure and contract with the trade contractors and assume the responsibility and the risk of construction delivery within the schedule terms.
