Description | Fairhaven Place is a ten (10) building plus Clubhouse multi-family Garden Style Walk-Up apartment complex, totaling 200 units. Each building is wood-framed, over a shallow-traditional concrete foundation system with a slab-on-grade. Buildings 1-8 are located on a sloped grade and will feature foundation walls upwards of 11' in height in parts of the building. Exterior finishes include fiber cement lap siding, fiber cement shakes, vinyl windows, brick, cast stone sills, and a sloped shingle roof. Exterior breezeways feature a concrete-filled pan steel stair with trex fascia and trex decking. Exterior balconies include a 42" high aluminum railing, trex decking, and Therma-Tru doors. All wood structure floor locations (not on SOG) to receive 1 1/4 " gypcrete with the addition of 1/4 " sound mat at hard surface flooring locations. Interiors include typical multi-family finishes. Each building (except for the clubhouse) to be fully equipped with an automatic fire sprinkler system per NFPA 13R as indicated in exceptions of NFPA 13 6.2.2.4 with standpipes in stairwells if required. Plumbing system to include a radon mitigation system. Mechanical system to include outside condenser units with unit heat pumps. The electrical system is pretty-straight forward in terms of standard multi-family construction per code. Note that NM cable is acceptable for branch circuit feeders in all areas except for clubhouse/office. Sitework will include site concrete, curb & gutter, paving, site retaining walls, landscaping, utilities, a dog park, splash-pad, playground, covered picnic area, and other site furnishings.* *The owner requests that all subcontractor / supplier inquiries be directed to the GC Bidder.
