Description

A. The Work of Project is defined by the Contract Documents and includes, but is not limited to, the following: 1. Installation of interior and exterior HVAC equipment and duct work to provide Heating and cooling to a limited portion of the basement level of the courthouse. To achieve this existing windows and grates will need to be documented and salvaged and stored in a location directed by owner. The courthouse in on the national register of historic places. The interior work will require the creation of opening with lintels in existing masonry walls, with new toothed in brick work. All new and existing construction will be painted to match existing adjacent surfaces. All work is to be performed during second and third shift, all areas will be required to be clean of debris, tools and equipment prior to leaving at the end of the workday. B. Type of Contract: 1. Project will be constructed under a single prime contract. 1.05 PHASED CONSTRUCTION A. Construct the Work in two phases, with the first phase substantially complete before commencing with the second construction phase: 1. Phase One: All work not in Phase Two. 2. Phase Two: Install AHU-1. At two existing west elevation openings, remove exhaust fans and infill construction. Provide new infill construction including architectural louvers and mechanical dampers. Balance and test the system. B. Before commencing work of each phase, submit an updated copy of Contractor's construction schedule, showing the sequence, commencement and completion dates, for all phases of the work. C. Contract Duration: 350 calendar days (50 weeks) from issuance of a "Purchase Order".this allows for: a. Preparation of engineering and shop drawings, thirty (30) calendar days (4 weeks). b. Review and revision of engineering and shop drawings, thirty (30) calendar days, (4 weeks). c. Lead time on materials. d. Demolition and installation. 2. Phase Two work is to be substantially completed and ready within (14) calendar days (2 weeks). a. Lead time on materials. b. Demolition and installation. c. Balancing and Testing. 1.06 CONTRACTOR'S USE OF SITE AND PREMISES A. Restricted Use of Site: Contractor shall have limited use of Project site for construction operations as indicated on Drawings by the Contract limits and as indicated by requirements of this Section. B. Limits on Use of Site: Limit use of Project site to areas within the Contract limits indicated. Do not disturb portions of Project site beyond areas in which the Work is indicated. C. Condition of Existing Building: Maintain portions of existing building affected by construction operations in a weathertight condition throughout construction period. Repair damage caused by construction operations. 1.07 COORDINATION WITH OCCUPANTS A. Full Owner Occupancy: Owner will occupy Project site and existing building during entire construction period. Cooperate with Owner during construction operations to minimize conflicts and facilitate Owner usage. Perform the Work so as not to interfere with Owner's day-to-day operations. Maintain existing exits unless otherwise indicated. 1. Maintain access to existing walkways, corridors, and other adjacent occupied or used facilities. Do not close or obstruct walkways, corridors, or other occupied or used facilities without written permission from Owner and approval of authorities having jurisdiction. 2. Notify Owner not less than 72 hours in advance of activities that will affect Owner's operations.
