Description | Roof Replacements: Groveland Park El, Wellstone El, Johnson Sr Submit for Board Approval (placeholder) April 7 Board Meeting (Approval) April 18, Final date for submitted questions March 24 at 2pm Roof Replacements: Groveland Park El, Wellstone El, Johnson Sr Submit for Board Approval (placeholder) April 7 Board Meeting (Approval) April 18, Final date for submitted questions March 24 at 2pm assess its structural design capacity and its compatibility with the proposed re-roofing project. Our evaluation included the following tasks: o On site observation of the existing framing to verify if existing conditions generally follow the structural drawings for the original building. A walk through of the proposed re-roofing areas was performed on March 4, 2022. o Review of the structural drawings for the original building. Existing drawings for the north stairwells were provided and were prepared by Bergstedt, Wahlberg, Bergquist Associates Architects, dated June 2, 1970. Existing drawings for the Title 1 Federal Programs roof were provided and were prepared by Bergstedt, Wahlberg, Bergquist, Rohkohl Architects, Engineers, and Planners, dated March 15, 1978. o An analysis of the roof structural capacity based on the original building drawings. This analysis was limited to members judged to represent typical framing conditions and capacities for both the Title 1 Federal Programs Roof and North Stairwells. The proposed roofing design parameters are as follows: Title 1 Federal Programs: o The existing roof is a ballasted built-up system weighing approximately 6.85 psf. o The new proposed roof will be an adhered membrane roofing system weighing approximately 2.32 psf. o The roof insulation R value is proposed to increase from 10 R to 30 R. o The existing roof insulation is sloped at 1/8"/ft, and the new roof insulation is proposed to remain at 1/8"/ft. o The elevation difference between new main and overflow drains will be set at 2". The maximum allowable water depth including the head height above the overflow scupper/drains is 7". North Stairwell: o The existing roof is a ballasted built-up/asphalt cap system weighing approximately 6.85 psf. o The new proposed roof will be an adhered membrane roof system weighing approximately 2.32 psf. o The roof insulation R value is proposed to increase from 10 R to 30 R. o The existing roof is sloped heavily along the stair run. |
