Description | The Work is to replace the roof of the municipal services center building with a new TPO roof. Scope of Work: 1. Provide all labor, materials, and equipment to successfully complete the work. 2. Contractor is responsible for obtaining any necessary permits. 3. Contractors are responsible for verifying all measurements and information prior to the start of work. 4. The existing roof is approximately 32,000 square feet and consists of two large areas and two canopies. The Fleet addition, on the north side, is not to be included in this bid. 5. The existing roof is comprised of rock ballast over EPDM membrane, on 2” Rigid insulation, on a 1.5” steel deck. See attached drawing, sheet A-4. 6. Contractor is to remove and dispose of the existing rock ballast. There is approximately 190 cubic yards of rock. Owner has a location for the rock on site. 7. Remove existing EPDM membrane and inspect the existing insulation. Any damaged insulation is to be replaced on a change order and at time and materials cost. 8. Install tapered ISO insulation, sloped at ¼” per foot to ensure proper drainage as required by the manufacturer. 9. The roof is to be mechanically attached. 10. Install ½” cover board over existing insulation. 11. Install new roof. New material shall be a white 60 mil TPO membrane. 12. Re-use the existing metal parapet coping. 13. Include new flashings at all walls, pipes, vents, conduits, and drains. 23 24 14. All terminations, penetrations, trim, cap material and the installation are to be new and meet the installation and warranty requirements of the roofing manufacturer. 15. Supply and install walkway pads to access rooftop equipment. 16. Provide new rubber blocks and pads to replace existing conduit/pipe supports. 17. Warranty – Contractor shall supply an executed 20 year “full system” warranty from the Manufacturer. |
