Description

Scope of Work 1.1 The contractor is to prepare all surfaces to protect from paint spatter, drips or accidental contact with the brush or roller; by the use of drop cloths, masking tape or other appropriate means. 1.2 Remove any interference, (i.e. electrical cover plates, window cranks, window treatments, towel bars, stair handrails, light covers, smoke detectors, etc.). Stoves and refrigerators should be moved out far enough to facilitate painting behind them, but should remain hooked up to power, water, and gas connections. 1.3 All surfaces to be painted shall be properly prepared, (i.e. cleaned, sanded, feathered, puttied, primed, etc.) as necessary. Surface preparations will include the repair of damage to walls and ceilings, (i.e. splits, cracks, nail holes, chips, indentations, and holes less than eight inches in diameter). Damage greater than two inches in size shall be repaired by means of wall board plug with backer, taped and mudded, filled, sanded, and smooth; all other damaged areas will be repaired with wall mud as needed. All surfaces shall be free of dirt, grease, loose debris, and any other foreign matter that would adversely affect the appearance. 1.4 Where caulking is required, such as the kitchen/bathroom counters, trim work, and wall to ceiling joints, should be accomplished along with all other preparation work. Caulk will be furnished by the contractor and will be white in color and made of siliconized latex. 1.5 Contractor shall notify the POC listed upon completion of all preparation work before applying paint. After the POC has inspected and accepted the preparation work, paint may be applied. 1.6 A primer coat will be required on walls with different finishes or color change before any finish paint can be applied. Example: homes that have a semi-gloss finish will need a primer coat before applying an eggshell paint finish. The old color scheme was tan / beige walls with white trim, the new colors are Extra White without pigment all around. 1.7 Contractor shall paint all previously painted surfaces which include, but not limited to, walls, ceilings, and the trim around doors, windows, stairways, and radiators with a minimum of two coat of paint for any area that has a paint color change and one coat for any area where the paint being applied matches existing color of the walls. Paint shall be applied carefully with clean rollers and brushes to produce a complete and even coverage with a smooth finish, free of runs and other defects. Window sashes should be removed and/or positioned so as to insure no contact with the window frames until the paint is cured. 1.8 Spraying paint to surfaces is not allowed with the exception of baseboard heat covers and trim pieces, this is not to be performed within the home. 1.9 After painting is completed, the POC needs to be notified to inspect and approve job completion is satisfactory prior to any items being reinstalled. 1.10 The contractor shall ensure that each home painted is left in a clean and orderly condition. All hardware, electrical, and plumbing accessories, to include items listed in 1.2, shall be reinstalled. 1.11 The contractor shall dispose of all waste materials properly and IAW EPA regulations at the contractors expense. 1.12 Approximate unit sizes are as listed: 1.12.1 213 N. 16TH PL: Full paint; ~3 bd 2 bath, 1200 sqft. home, est. 5500 sqft. of walls and ceilings. 1.12.2 221 n. 17TH DR. Full paint; ~3 bd 2 bath, 1248 sqft. home, est. 6000 sqft. of walls and ceilings. 1.12.3 1633 Louisiana Place: Full paint; ~4 bd 2 bath, 1632 sqft. home, est. 7500 sqft. of walls and ceilings. 1.13 All units will become available on a VARIED TIMELINE roughly between the months of May to August; units WILL NOT be available at the same time for work to be performed and contractor cannot wait until all units are available before starting work. All contractors work in the unit must commence within five days of notice from the units final vacancy by the CG POC to the contractor. All work must be completed within a one week (five working days) timeframe from the start date of that unit. If at all possible the POC will give the contractor a 30 day notice prior to the availability date.
