Description | Outline of the requested HVAC services would include, but not limited to: Inspection, preventive maintenance, repair or modification to existing infrastructure necessary to insure safe, well maintained HVAC system. Development and implementation of a routine maintenance program to effectively maintain, to the satisfaction of the City, all aspects of HVAC Systems in City defined facilities. For the purpose of this contract, routine preventive HVAC maintenance shall be defined as scheduled routine inspection and proactive servicing of HVAC systems so as to facilitate heating / cooling with a minimal downtime. The routine maintenance and all repairs shall be provided in accordance with the highest standard of the industry, skill, workmanship, applicable trade practices, meet warranties and in conformance to all applicable laws, codes and regulations. System semi- annual / annual inspections when needed shall include the following: 1. Inspection of the entire system. 2. Lubrication of all moving parts. 3. Checking of operation temperatures and pressures. 4. Checking and adjusting motors and starters, valves, gas fired units, oil burners, safety controls, and compressors. Startup and pump down air conditioning once per season. Startup and checking heating systems. Air filter service to be provided and changed four times per year. Installation and replacement of HVAC equipment and other equipment that has been vandalized otherwise in need of repairs. Contractor must have proficient knowledge in the following systems; 1. Package HVAC units. 2. All mechanical, electronic aspects of HVAC systems. 3. Multi zone air handling systems. 4. Boilers systems 5. Must have access to a fabrication shop. Maintenance, reconditioning, troubleshooting all HVAC on-call emergency services. Contractor shall respond to indoor temperature complaints and provide expeditious correction and record complaints and corrections at all City facilities. Contractor shall inspect all HVAC systems at least two times each year, with seasonal startup and run inspections performed and documented. Contractor shall provide oversight and documentation of Seasonal Preventive Maintenance on all HVAC systems. Contractor to provide dedicated, licensed / certified technicians If possible, contractor to provide online/web based work management system, accessible by the City for review of completed and scheduled work. |
