Description | HVAC Equipment Cleaning - Contractor must carry appropriate licenses and/or certifications. Scope of work includes scheduled coil cleaning of all air cooled chillers and all cooling towers. Contractor must adhere to industry safety standards for handling and disposal of chemicals, containers, etc. and provide MSDS sheets for all chemicals used in coil cleaning process. Chemicals used must also adhere to manufacturer's maintenance guidelines. Air Cooled Chillers - Remove any debris directly around unit that could hinder unit performance. Clean all coils on unit. Process may require removing fan blades, fan motors, etc. to access discharge side of coils to remove debris, apply coil cleaner, and thoroughly rinse coils. Rinsing of coils should be performed from top of unit to bottom of unit and includes rinsing off chiller concrete pad. Rinsing process for unit, coils and concrete pad must utilize a commercial grade pressure washer. Report any noted deficiencies or recommendations to WCPSS. Cooling Towers - Remove any debris directly around unit that could hinder unit performance. Thoroughly clean cooling towers to include Hot Water Distribution Basin, Fill Material, and Cold Water Basin. Thoroughly clean metering nozzles if utilized by tower design. Cleaning should include rinsing of Tower exterior surfaces and Support Structure. Commercial grade pressure washer should be utilized in this cleaning process. Procedure includes lu brication of fan bearings and motor bearings, inspection of drive belts and make-up water float and valve assembly. Procedure includes refilling tower with fresh water and preparing unit for operation. Report any noted deficiencies or recommendations to the HVAC Assistant Supervisor. Air Handling Unit - Remove any debris directly around unit that could hinder unit performance. Clean all coils on unit including cooling coil, reheat coil, preheat coil (if equipped), and condensate drain pans. This equipment will be scheduled on an as-needed basis rather than on a preventative maintenance schedule. |
