Description

South Middle School Roofing Restoration Project. Bidders shall be registered with the District s Vendor Registry and can obtain project bidding information and requirements on the Registry s website Monday November 14. Not less than the prevailing hourly wage rates, as determined by the State of Missouri, Division of Labor Standards, shall be paid all workers employed on this project. The Board of Education reserves the right to waive technicalities, to select any contractor filing a proposal, and to reject any or all bids. 1. Perform an infrared scan of the scheduled roof surfaces to potentially identify areas of wet insulation. 2. Roof sections L and M will be restored and be warranted for a minimum of ten (10) years by the roofing coating Manufacturer against leaks and water infiltration with a NDL warranty. 3. The front portico roof section existing TPO and insulation boards will be fully removed and a EPDM system installed with a 25 year NDL warranty. 4. Repair flashing bubbles apparent in the EPDM on roof L and replace unacceptable EPDM conditions that are required by the roofing product representative utilizing the stipulated square footage allowance. 5. Fully remove walk way pads that have delaminated greater than 25% of surface area. Clean areas and re-glue pad. Lift up remaining loose pad corners, clean beneath and re-glue corners as needed for full adhesion. 6. Repair pipe penetrations and boot conditions to satisfy Manufacturer's conditions of the warranty. DESCRIPTION OF WORK A. Scope of Work 1. Prior to commencement, the contractor is to provide an infrared roof inspection survey to determine if any wet insulation areas on the roof exist. Contractor shall provide the District with a graphic bound paper and electronic report identifying locations and square footage of wet areas that have been identified. The District shall determine which area and or areas of the roofing system shall be be replaced. Upon removal of the existing roofing contractor shall bring any roof deck concerns to the District's attention. Schedule scan as soon as possible after award of contract to have report available for the pre-installation conference to identify areas requiring replacement. 2. Power wash the existing roof to remove all dirt and debris as recommended by roofing coating manufacturer. Contractor shall power wash all rain gutters and removed debris and sediment, adjacent to all areas of work. District water will be made available for contractor's use. Water shall be made available but not guaranteed at the individual wall hydrant locations. 3. Review and check roof drain locations for conditions and possible future failures. 4. Coat all plumbing stacks, wall flashings, equipment curbs etc. with surface coating. 5. Contractor shall repair roofing and do additional work as outline in the specifications. 6. Perform roofing/flashing replacement per the allowance included in the base bid. 7. Re-secure any loose existing walk way pads. Questions Deadline: 11/28/2022 10:00:00 AM
