This project consists of: 297 Units 2 Apartment buildings: 4 story and 3 story Site Area of 28.661 acres 2 elevators Detention pond Accessory Structures & Amenities: Clubhouse with fitness Leasing offices (in building A) Carports Garages Swimming pool 2 Dog Parks Rooftop lounge Zen courtyard/garden Exterior Materials & Accents: Brick veneer Stone veneer Cement Fiber panels Storefront Shingle roofing TPO roofing Metal roofing Special Instructions: Bid exactly what is in the plans and specs. Review Generic Scopes of Work for Minimum Requirements. Review bid forms prior to bidding. In the event of a conflict, bid the option that would have the higher price and note that in your qualifications or send message through building connected and notify us of the conflict. Submit your bid in line items provided on the bid form. Be sure and attached you proposal/bid to the bid form before submitting. We will accept any value engineering ideas (AS ALTERNATES ONLY, SEPARATE OF BASE BID). Please Note: This Project IS NOT A HUD Project This Project DOES NOT fall under Davis-Bacon wage rates. This Project IS TAXABLE. Model Room TO ALL BIDDERS - There is a model room (Display Model) across from the mailroom on A411a. It is an A2 unit and was not in the unit counts. There are a total of 297 units. *CAD files have been released. *Revised Buidling Elevations - Mark-up TO ALL BIDDERS - Attached is the city accepted changes to the building elevations. Currently these are just mark-ups but we do not know how soon we can get the actual revisions so we are providing what we have. Please bid per the attached sheets. These replace the A-425 and A-416 sheets. *Revised CAD files TO ALL BIDDERS - Attached are CAD files received 8/24/22. Please replace the files you have with these. |
