Project consists of two new buildings. Total building area including both buildings is 410,500 SF. Spec1 is 263,500 SF and Spec2 is 147,000 SF. The buildings shall all be conventionally steel framed with concrete tilt-up walls with an internal 32' clear height throughout the distribution area. The hardwall building shall meet all local zoning ordinance / code requirements including all applicable energy codes (e.g. IECC 2012 building envelope requirements per Project Specifications). Roof system shall be 45 mil EPDM or TPO with external roof drains tied into the underground storm drain system. Any insulation required for exterior walls shall be on the inside face. Any exposed interior wall insulation below 8' above finished floor shall be protected with plywood wainscot or metal wall panels. All exterior walls shall receive a light textured paint (assume 3 base colors plus 1 accent color). Any wall louvers/exhaust fan covers to be manufacturer's Kynar finish to complement building color (to be selected by Architect). Canopies shall be provided.
