Description | This project will construct a new approximately 163,000 SF chemistry building to be located at the current Panhellenic Building site. The site is next to the historic Fort Sanders neighborhood, the Taylor Law School, and a busy intersection that divides campus into North/South sections, and Northeast and Northwest sections. The building will adhere to standard campus architecture (Collegiate Gothic) but will also consider the diversity of the buildings surrounding the site, and the safety of students crossing the busy intersection. The prominent nature of the site highlights future opportunities for improving connectivity. The project will also include several utilities infrastructure needs to accommodate this new service including electrical site upgrades and the inclusion of a new chiller plant which will run in concert with the existing plant in the Law Complex. The concrete and/or steel structure will likely be between seven and nine stories, including a mechanical penthouse, depending on the State Fire Marshal's requirement for which code to design the facility under. It will house primarily laboratory, support, and other research related space. The University intends to handle the demolition of the Panhellenic Building under a separate project. This project has been approved for planning only by the State Building commission with an anticipated total project budget of $199,000,000 and a Bid Target of $165,600,000. The Bid Target amount will be used to establish the Guaranteed Maximum Price (GMP) Target. Throughout the course of the Pre-Construction Phase, the GMP Target is subject to change at the Owner's sole discretion. RFP Section 1.6, Pro Forma Master Contract (MC) Between Owner and CM/GC, and RFP Section 1.7, Scope of Services, together detail the Owners requirements for the CM/GC s scope of services. The MC substantially represents the contract document that the Proposer selected by the Owner must agree to and sign. This MC shall be effective for the period commencing on execution of this agreement and ending at the end of the one-year correction period. Proposed Contract Start Date March 4, 2024 Project Target Schedule: Preconstruction services and construction services are targeted to "overlap". The total anticipated duration for preconstruction services is 16 months beginning March 2024. Construction services schedule will be dependent upon full funding of the project. These services will be designed for early release bidding packages with construction duration (to the contractual Substantial Completion) being anticipated for 36 months beginning Spring 2025 and ending Spring 2028 |
