Description

OCS is seeking proposals for Re-Roofing of the Oconee County Middle School Field House. - This project will require a full tear off and disposal of the existing roof, flashings, and insulation. It will also require the demolition and disposal of damaged roof decking. The contractor will replace all damaged decking, install new insulation, install a new 60 mil TPO membrane roof, install all new flashings, and provide a one-year installer's warranty, along with a 20-year manufacturer's NDL warranty. Some of the specific tasks that will be required are as follows: (This is not intended to be an all-inclusive list; the bidders are assumed to be qualified in this type of work and should price all elements required to provide a "turnkey" completed project.) 1. Provide labor and material to tear off the existing roof down to the tectum deck. 2. Provide labor and material to remove and replace all damaged decking to ensure a structurally sound deck. 3. Provide 1,000 square feet of Tectum replacement. This amount shall be included in the base bid. 4. Provide a unit price/square foot for the cost of Tectum Replacement. The unit price will be used to adjust the contract price for any Tectum overage or underage the 1,000 square feet included in the base bid. 5. Provide labor and material to clean and prep deck for application of roofing materials. 6. Provide labor and material to adhere 2 layers of 2" polyiso using manufacturer's approved adhesives. 7. Provide labor and material to adhere one, 1/2 " HD Polyiso cover board using manufacturer's approved adhesives. 8. Provide labor and material to adhere 60 mil Thermoplastic Olefin (TPO) single ply roofing membrane using manufacturer's approved adhesives. 9. Provide labor and material to install Kynar finished perimeter edge metals and flashings. 10. Provide labor and materials to replace ALL fascia boards with 2"x6" nominal lumber. All fascia boards shall have the face fully covered by the metal coping with a drip edge. 11. Refer to the attached testing report from Green Source Environmental. Abate and properly dispose of any ACM shown on the report. All work associated with this scope shall be done by an appropriately licensed contractor and shall follow any laws and standard practices required by the Environmental Protection Division of the United States, and Georgia. A finalized original copy of the waste manifest will be required before the final payment is issued. Any costs associated with this abatement shall be included in the base bid. 12. Remove and dispose of the one (1) solid surface science countertop and sink in the room to the Northwest side of the building. While this is not shown on the report from Green Source Environmental, it should be assumed that it contains ACM and disposed of in accordance with item 11 above. 13. Provide a 20-year manufacturer's NDL warranty.
