Description

The contractor shall perform semi-annual preventative maintenance in June and December each year on a day agreed upon at a minimum of at least 2 weeks in advance that is agreeable to both parties. All labor, standard preventative maintenance parts (such as belts, filters, oil, and refrigerant) and travel costs shall be included. No additional work outside of the normal preventative maintenance shall be completed without prior approval. a) The cooling unit shall be in Standby mode before testing the Leakage Current Detector and Interrupter (LCDI) plug. Inspect the power cord for damage and use the test button on the cord. b) Verify that the fan hardware is tight and freely moving with no signs of binding or damage. Repair if necessary. c) Clean/replace all filters. d) Clean all condensate pans. e) Clean all condensate drain lines and verify that they are flowing freely. f) Remove any debris from condensate floats. g) Clean dust/debris from door perforations. h) Clean dust/debris from fan bezels. i) Verify the cooling operation mode is functioning properly. j) Check the cleanliness of the evaporator and condenser coils. Clean if required.
