Description | The owner has selected a construction manager. The Owner has chosen the Construction Manager / General Contractor (CM/GC) project approach over the more traditional design-bid-build in order to work through design/construction logistics simultaneously on the Moore Park Playground at a Guaranteed Maximum Price (GMP). In addition, the project sequencing, scheduling and logistics required to complete the work within the earliest reasonable time can best be achieved by the CM/GC approach. It is the intent of the Owner to enter into a contract with the selected CM/GC which will include pre construction services with a GMP for the entire scope of work. Certain minimum qualifications have been established in order for the proposers to be considered for the contracts described in the RFP. Proposers shall be capable of providing a 100% performance bond and 100% labor and material bond for the project. The City of Klamath Falls is proposing to construct an 18,000 sf Americans With Disabilities Act accessible play structure. The majority of the building materials are plastic lumber with the surface being a poured in place rubber surface over 6 inches of compacted aggregate. The majority of the play equipment has already been purchased as well as the plastic lumber, and selecting the rubber surfacing contractor along with any miscellaneous activities is still required. It is the City's intent for the selected contractor to work with the designer and bring out as many of their people as necessary to facilitate construction. Detailed plans are not available and assemblance of the play structure will require the assistance of the design team. The City would also like to install restroom adjacent to the play structure.
