Description | Timber Planter Repairs: Remove and replace the three rotten/damaged timber CV, Pb-N planters, and replace with matching treated timbers. Use 6x6 treated landscape ties. Service Doors: A.) Replace the existing service door with a metal-clad 36" wide exterior door. Re-frame (widen) the opening as necessary, with structural studs and a header. Installathumb-turndeadboltwithlockinghandle. Paintallexposedwood trim work; jambs and brick molding, etc. B.) Install a new security door with a deadbolt and a locking handset. Install sloped threshold extensions to make the door sill accessible for the owner (small ramps up to and over the threshold). Note: All locks are to be matched with one key. Soffit and Fascia Wrap: Repair or replace all damaged fascia and soffit boards. Wrap the soffit and fascia in pre-finished aluminum wrap. Colors per owner. Structural Repair: Replace all broken structural wood studs, posts, beams, and sill plates. Reposition any exisiting structural members, which may be re-used, due to a vehicle hitting the garage. Replace any damaged wall sheathing. Mechanically fasten the members, into place, per code. Vinyl Siding and Trim: Wrap the entire garage in new vinyl siding. Include all necessarymoldings,edge/cornerbeads,andtrimwork. Forallexposeddoorand window trim; scrape and re-paint any areas of peeling paint. Color/s per owner Overhead Door and Electrical Work: Install a new overhead door with an automatic garage door opener and related GCI electrical receptacle. Perform all electrical work necessary for code compliance. Install PVC trim-boards, and vinyl seals around the door opening. Front Porch: Secure loose deck boards with treated deck screws. CV House Numbers: Install house numbers "3387" on the alley side of the garage. Front Door Trim Painting: Apply paintable caulking at all gaps and cracks. Scrape, prime paint, and finish paint the strips of exposed wood at the door jambs. Color - to match existing. Vinyl Replacement Windows - Lead Abatement: Replace existing wood sash windows, at the second floor, with matching vinyl replacement windows. Install color matched sealant at all window edges. Quantity - 5 windows total, field verify. Basement Windows: Remove all wood sash basement windows and paneled (former) window openings, and replace with glass block window units. Windows are to have screened vented openings. (Note: One window will need to accommodate the dryer vent, re-attach the dryer louver and vent after installation.) Quantity - 7, field verify. Hose Bibb: Replace the existing exterior Bibb with a frost free, anti siphon bib. The bib is located on the East side of the house, next to the front porch. Furnace Vent: Replace the broken PVC furnace vent, located on the South side of the house, with a downturned PVC elbow, for code compliancy. Lead (Pb) Clearance: The contractor is to contact and coordinate with the Milwaukee Health Department to obtain lead testing clearances. The contractor is to conduct all necessary cleaning at the property in order to obtain passing lead swipe tests. BASEMENT Conduit Connection: Re-attach and secure the loose existing electrical conduit connection, located above the chest freezer. GFCI Receptacles: Replace all existing electrical receptacles in the basement with ground fault protected receptacles. Field verify quantity. Re-secure the loose receptacle located at the East end of the basement, near the ceiling. FIRST FLOOR Loose Paint Repairs: Repair all areas on the first floor with peeling paint; scrape off the loose paint, apply setting-type drywall compound for a smooth uniform finish, then prime paint and finish paint the entire affected surface (wall/ceiling). Noted Areas; A.) The living and dining room ceilings. B.) In the bedroom, repair the ceiling and walls with peeling paint. C.) At the middle hallway wall, near the floor where the wall-paper has been pulled off and plaster exposed, patch and paint the damaged area to encapsulate all loose paint. Bathroom Shower Surround and Shower Valve: Remove the existing shower wall tiles, and underlying wall finishes down to the studs. Install solid wood blocking for two (2) grab bars (located per owner), and at the mounting locations of the ADA exposed shower valve/riser unit. Then install furring on the studs (as necessary), 1/2" cement board wall panels, and two coats of Redgard paintable water proofing. Install new black porcelain 4" wall tiles, closely matched to existing, with bullnose tiles at all edges. Install the two grab bars, and color matched silicone sealant at all joints and seams. Install a new single handle shower valve. Install a new accessible-type (ADA) shower riser with spray wand/head. Grab Bar: Replace the rusted grab bar next to the toilet. |
