Contractors for Construction Manager at Risk (CMR) construction services for Laguna Elementary School Renovations (“Project”) located at 5001 N Shannon Rd, Tucson, AZ 85705. Design Phase Services by the CM @ Risk may include: 1. Provide detailed independent cost estimating and knowledge of marketplace conditions. 2. Provide project planning and scheduling. 3. Provide value engineering and constructability review. 4. Provide for construction phasing and scheduling that will minimize disruption on an occupied campus. 5. Advise District of ways to gain efficiencies in project delivery. 6. Provide recommendations on long lead procurements items and initiate procurement. 7. Select subcontractors/suppliers for this project per the subcontractor management plan submitted. 8. Coordinate project schedule with District, Architect, regulatory agencies. 9. Prepare GMP, provide all cost/estimating information to District. Construction phase services by the CM @ Risk may include: 1. Remodel the school space. 2. Coordinate with FWUSD, project management firm, civil engineer, architect, municipalities, utilities and sanitarian. 3. Arrange for procurement of material and equipment. 4. Schedule and manage site operations. 5. Projects based on open book. 6. Bid, award and manage all construction related contracts and subcontracts. 7. Provide quality control. 8. Bond and insure construction. 9. Meet all federal, state and local requirements. 10. Maintain a safe work site. 11. Deal timely and effectively with owner and architect issue.
