Professional Services in the discipline of Architecture (with Engineering Consultants), will be required for the project listed below:The project for the A.D. Henderson Lab School consists of site development and the design of a complex that will consist of a K-8 building, auditorium and gymnasium buildings. The full buildout of the complex is estimated at $52.5 million. The project is planned in multiple phases to allow for individual delivery of each of the three buildings. The first phase includes the design and construction of approximately 95,000 GSF of new construction (classrooms, teaching labs, offices, study space, swimming pool and outdoor environmental restoration lab) and renovation of the approximately 8,000 GSF in the existing building 26D. The total construction budget (including site development) is estimated at approximately $29.2 million; with a total project cost of $35.8 million. The selected firm will provide master planning, program verification, site development, schematic design, design development, construction documents and construction administration for the referenced project. Site master planning and conceptual design phase of the project is to provide for the full buildout of the complex as detailed in the A.D. Henderson Site Master Plan. The new facility is to be designed and constructed to meet a minimum LEED silver or equivalent sustainable rating standard. Blanket professional liability insurance will be required for this project in the amount of $1,000,000, and will be provided as a part of Basic Services.
