Description

1 Fence Repairs: Replace the front gate, and install a locking mechanism for the gate 2 Concrete Sidewalk Replacement: Replace the cracked/sloped walkway along the front entry stoop and back into the rear yard, around the rear entry stoop. The approximate area of replacement is 85 square feet. 3 Soffit and Fascia Wrap - First to Second Floor Transition: At the bottom of the second floor mansard, wrap the fascia, soffit, and the 1x12 trim board at the top of the first floor's wood siding in pre-finished aluminum wrap. All colors must be pre-approved by owner. 4 Gutters and Downspouts: Replace all gutters and downspouts. Re-connect the Southeast downspout to the existing storm inlet with a sealed boot. For the Northeast downspout, direct discharge to grade with aluminum bends and extensions 6' away from the foundation, into the front yard, and provide a splash block. Install a permanent cap at the abandoned storm inlet. 5 Front Entry Porch - Guardrail Repair: the front guardrails are in good shape, but are loose. Install new secure masonry fasteners at their base. 6 First Floor - Exterior Siding Repairs: A.) Repairs; The entire 1st floor siding on the South and East facades must be removed, and replaced. Replace any underlying water-damaged sheathing/furring. Install house wrap underneath all new panels. New siding panels are to be; 5/8"x4'x8' Pine Plywood siding panels with 12" O.C. grooves, Menards SKU #1451179 or pre-approved equal. B.) Finishes; Caulk all joints, seams, edges, and fastener holes with stainable color matched sealant, then stain the new siding and re-stain the existing siding for a uniform appearance, with a solid bodied stain. Closely match the existing color. Note: Multiple coats will be required to achieve balanced color and shade. Replace all damaged corner trims, with matching trims. Paint trim work, to match existing. 7 Exterior Door Replacements: Replace the existing front and rear entry doors with a metal clad exterior doors with high upper-lites. Install thumb-turn deadbolts and locking handles. Paint all exposed wood trim work; jambs and brick molding, etc. with exterior grade paint. (The factory primer is NOT a finish paint.) Replace all rotten sill boards, and aprons with pressure-treated wood. 8 Security Door Replacements: Replace the existing front and rear security/storm doors with new glazed security doors. Install a thumb-turn deadbolt and locking handle. Door is to be keyed-alike with the main door. 9 Basement Window Replacements: Remove the existing wood sash windows, and install glass block inserts, with venting openings. (Quantity; four window openings, total -field verify.)CV, 10 Window Screen Repair: Replace the damaged window screen on the first floor kitchen window, near the kitchen table. 11 Electrical Service Mast: Install at least one extra pipe clamp to re-secure the mast to the house. Remove the loose existing clamp. 12 Exterior Light Fixtures: Remove the existing light fixtures, and install proper water-tight junction boxes (mounted flush the face of the house), and new owner-approved security/dusk-dawn carriage light fixtures, similar to existing.PERMIT, CVINTERIOR GENERAL 13 Lead (Pb) Clearance: The contractor is to contact and coordinate with the Milwaukee Health Department to obtain lead testing clearances. The contractor is to conduct all necessary cleaning at the property in order to obtain passing lead swipe tests. 14 Alarms: Install a combination smoke/CO alarm in the basement, first floor, second floor. Install a smoke alarm in each bedroom. All alarms shall be sealed battery, 10 year lithium ion units. 15 Moldy Wall Paneling and Furring: Carefully remove the existing wall paneling and furring from the basement foundation walls, and non-bearing divider wall. Apply a mold-killing and inhibiting treatment product, and clean all areas of apparent mold and discoloration. Note: the contractor is to notify the owner in advance of this work, so that they may elect to leave the premises while these areas are being disturbed. The contractor is to minimize dust and mold spores during this work; turn off the furnace/AC system, and bag all materials being removed, to limit it's distribution to other areas of the house. 16 GFCI Receptacles: Replace all existing electrical outlets with GFCI receptacles, OR on protected GFCI circuits 17 New Electrical Outlet: Install an additional GFCI protected outlet behind the dryer's to eliminate the multi-outlet adapter at this location 18 Water Heater Vent: The existing exhaust vent for the water heater does not slope properly to the metal chimney pipe. Re-configure the exhaust vents for the water heater and furnace as necessary, to a code-compliant state 19 GFCI Receptacles: Replace all existing electrical outlets near "wet" areas with GFCI receptacles, OR on protected GFCI circuits. Locations; Two kitchen counter outlets, and one bathroom outlet. (3 receptacles, total.) 20 Bathroom Exhaust Fan: Replace the existing through-wall exhaust fan with a new similar exhaust fan, appropriate for 2x4 wall construction. The unit shall be a minimum of 60 CFM, with an exterior louver and bug screen. Apply color-matched caulking around the exterior louver/trim for a water-tight assembly. 21 Drywall and Paint Repairs: Repair the hole in the kitchen ceiling caused by the second floor bathroom leak. Prime paint the patch and repaint the entire kitchen ceiling, with matching color/finish. (The ceiling will require a de-greasing and cleaning prior to painting. SECOND FLOOR 22 Bathroom Repair #1 - Floor: Water from the bathtub has damaged the bathroom flooring finish and sub-flooring. Temporarily remove the toilet, and reinstall after floor repairs are complete. Replace the existing water-damaged sub-flooring with water resistant (exterior grade) ply-wood, and install new sheet vinyl flooring. Install finished shoe molding at all wall edges, and a transition threshold at the door. Apply color matched caulking at the new shower edge. 23 Bathroom Repair #2 - Floor: A.) Replace the existing sink vanity and mirror unit with the owner supplied vanity combo unit. Patch the wall and floor base as necessary, and repaint the entire room. Color per owner. 24 Bathroom Repair #3 - Shower Unit: A.) Remove the existing bathtub, and shower surround. B.) Replace the existing shower valve and riser and install an ADA type shower valve and riser with a combination standard spray head, and wall mounted adjustable spray-head (Moen #T8342 or similar). C.) Install blocking as required for grab bars; 18" grab bar on the shower valve wall, and a 36" grab bar on the rear wall at 34" above the shower floor. D.) Then install water and mold resistant drywall, and an walk-in acrylic or fiberglass shower unit. Install the ADA compliant stainless steel grab bars. E.) Install a glass shower door. F.) Seal all shower surround seams and door edges with color matched silicone sealant. Apply paintable sealant at all wall/shower edges. 25 GFCI Receptacles: Replace the existing electrical outlet in the bathroom with a GFCI protected receptacle. PERMIT, BASE BID SUMMARY (Note: Contractors are to provide line item estimates with their bid.) Scope Estimate: ALTERNATE WORK ITEMS 26 Second Floor - Exterior Siding Replacement: Replace the existing second floor mansard siding with asphaltic architectural shingles, suitable for this application. Replace the underlying felts, with synthetic roofing felts. (Installation Note: The severe steepness of the mansard requires additional fastening, because the asphalt "tabs" on the bottom of the shingles will not adhere to the underlying shingles. Apply four (4) spots of asphaltic adhesive under each shingle, and nails as recommended by the manufacturer. See ARMA Technical Bulletin "Recommendations for Applications of Asphalt Shingles on Slopes Greater Than 21:12", dated May 2017.) 27 Scrub Tree and Brush Removal: Remove all the scrub trees and brush at the perimeter of the house, and along the rear fence line, and properly dispose of the waste.
