Preventative Maintenance Back Up Generator

The services that are requested will be for all of the Housing Authorities generators (Onan150.0DVE-15R/26985A, Kohler-100R084, and Kohler-8()ROZ581) and will include the following: 1) Change Lubricating oil and oil ilters a minimum ofonce during each 12 months period; 2) Perform laboratory analysis of used oil and submit report to the Housing Authority for review; 3) Change fuel oil ilters a minimum of once during each 12 month period; 4) Replace air filter once during each 12 month period; 5) Adjust valves; 6) Drain and lush coolant system & refill with 50% antireeze solution once every 12 months; 7) Perform laboratory analysis of coolant sample and submit report to the Housing Authority for review; 8) Inspect, adjust and replace fan belts as necessary; 9) Check flex connections and mountings; 10) Check operation ofjacket water heater; 11) Check and maintain battery level and charging equipment; 12) Lubricate necessary fittings; 13) Inspect governor linkage, oil level and control; 14) Repair minor coolant, lube and iiel leaks; 15) Inspection day tank and pump control; 16) Inspect spark plugs, magneto and coils (replace ifnecessary); 17) Drain condensate rom day tank ifnecessary; 18) Check operation ofremote fans, pumps & louvers; 19) Inspect generator slip rings and clean ifnecessary; 20) Operate electronic set and check or reset for correct voltage & requency; 21) Check auto start-stop mode; 22) Simulate each safety shutdown; 23) Test fault lamps & replace bad bulbs; 24) Load test machine and check operation of transfer switch (must get permission to do this test) 25) Maintain a written log, on site, indicating all service performed & dates of service calls. 26) Respond to all emergency calls within 2 hours ofreceiving the trouble call.
