Description | The roof over the Mechanics’ Shop is a mansard style roof: the lower section on either side is 125’ long x 8’ wide, and 10/12 slope; the upper, “flat” section is 1.25/12 slope. The roof is showing moderate leakage, ostensibly in the upper area, and there is visible sagging in the lower sections of the roof, evidence of failure of part of the roof sheathing. The County proposes to remove & replace the existing asphalt shingles and roof sheathing on the entire lower sections of the roof; and re-seal all laps, joints, & roof penetrations on the upper rubber roof. All metal drip edges shall remain, and be adjusted and re-fastened into new components, as necessary. No soffit work shall be performed under this contract. The condition of the 10/12 roof rafters is unknown. Remove & dispose of existing asphalt shingles. Contractor shall furnish all labor to remove the shingles, including scaffolding, or other OSHA approved means of accessing the work area; protect surrounding area (personnel, equipment, vehicles, exposed sections of building) from falling debris; provide, fill, & remove containers with discarded materials; dispose of materials, in accordance with local, state, & federal regulations. • Remove & dispose of existing roof sheathing. Contractor shall furnish all labor to remove the sheathing, including scaffolding, or other OSHA approved means of accessing the work area; protect existing rafters from damage during removal; protect surrounding area (personnel, equipment, vehicles, exposed sections of building) from falling debris; provide, fill, & remove containers with discarded materials; dispose of materials, in accordance with local, state, & federal regulations. • Furnish & install new 5/8” (19/32” actual thickness) CDX southern yellow pine plywood at both lower sections of roof. Fasten as per manufacturer’s recommendations. Plywood shall be installed with the grain perpendicular to the rafters, with the joints of successive courses staggered, in a typical running bond pattern. Contractor shall furnish all labor & materials for the entire length & width of both lower roof sections, as well as any scaffolding, or other OSHA approved means to safely accomplish the work. Coordinate with Highway Department personnel to maintain a clear & safe work zone. Protect surrounding area (personnel, equipment, vehicles, exposed sections of building) from falling debris; provide, fill, & remove containers with discarded materials; dispose of materials, in accordance with local, state, & federal regulations. • Furnish & install one (1) course (min. 3’ width) of self-adhering underlayment (“Ice Guard”), the entire length of each lower section. Install as per manufacturer’s recommendations. Provide scaffolding, or other OSHA approved means, to effect installation. • Furnish & install 30# felt roofing underlayment, lapped over bottom underlayment course, to the upper vertical limits of roof sheathing installation. Install as per manufacturer’s recommendations. Provide scaffolding, or other OSHA approved means, to effect installation. • Furnish & install new IKO Cambridge Dual Black Noir Double, Style/Color #FA6S140819H, or matching equal, architectural asphalt shingles, w/limited lifetime warranty. Install as per manufacturer’s recommendations. Transition top course of shingles to/under existing flashing at the intersection of the upper & lower roofs, as necessary. Caulk at any exposed fasteners. Provide scaffolding, or other OSHA approved means, to effect installation. Dispose of excess & waste materials, in accordance with local, state, & federal regulations. • Furnish materials, and provide labor to re-seal existing horizontal EPDM seams at the upper “flat” roof, as per pertinent industry standards. Remove & dispose of excess materials and sealants, as necessary. • Furnish materials, and provide labor to re-seal any existing seams or “patches’ of EPDM wherever they occur at penetrations, etc. at the upper “flat” roof. • Furnish & install new 2 x 6 x +/- 8’ long southern yellow pine rafters to replace any existing rafters that are found to be in poor condition. Consult with County personnel to determine which rafters should be replaced. |
